Greetings,

Thank you for submitting a building permit application for a at in
BN
the zone. I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before the Planning
Division review can continue.
1.Setbacks:
The minimum street setback in the BN zone is 20 feet.Only “structures” (a sign under 3’ in total
height) are exempt from setbacks. Please reduce the height of the sign to remain under 3’ or please move it
back at least 20’ from the street property lineand update the site plan accordingly.
2.BN Matrix Conditions:
ECDC 20.60.020.M requires the background of an internally illuminated sign in this
zone to be opaque and not allow any light to shine through (kind of defeating the purpose of a cabinet, I
suppose). Do you have information on the sign face? Please change the plans to reflect no internal
illuminationin compliance with this section of the code.
3.Existing Signage:
Is there any existing wall signage? Is there any planned wall signage? I would like to
make sure that there is enough sign arealeft over after the monument sign is installed in case the tenant(s)
would also like wall signage, if possible.
4.Landscaping:
ECDC 20.60.045.G.1 requires landscaping at the base of the monument sign –specifically, it
requires a landscape area twice the size of the sign at the base of the sign.Please show this landscape area on
the site plan and note if new plants will be added with this permit.
