I have re-reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.BN Matrix Conditions: ECDC 20.60.020.M requires the background of an internally illuminated sign in this zone to be opaque and not allow any light to shine through (kind of defeating the purpose of a cabinet, I suppose). Do you have information on the sign face? Please change the plans to reflect no internal illuminationin compliance with this section of the code.Thank you for adding a note that says “opaque sign face” –however, I’m curious what the timeline is for the new sign face? Will there be a temporary dark blank opaque sign face installed until the sign face can be installed? A large white rectangle is still shown on the plans, and I just need to make sure that it’s not installed that way (maybe by placing a temporary opaque background until the permanent opaquesign face can be installed), due to the strict signage requirements in this zone. 2.Construction Detail: Please update the old 11/26 construction detail (which currentlyshows the sign height is 5’ tall with a 2’9” footing). Landscaping: 3.ECDC 20.60.045.G.1 requires landscaping at the base of the monument sign –specifically, it requires a landscape area twice the size of the sign at the base of the sign.Please show this landscape area on the site plan and note if new plants will be added with this permit.With the design of the new sign at 18.5 square feet, 37 square feet of landscaping is required. The current area looks pretty bare. Please show low plantings (quantity/species) on the site plan near and around the base of the sign so that when I do the planning inspection I can verify that these plants were installed. : Please submit a written response to the above, along with any revised plans to your Permit CoordinatorMarie Harrison. www.EdmondsWA.gov.
