I have reviewed the above building permit March 22, 2013 resubmittal materials for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue.New comments are in red. 1.Elevations: PARTIALLY ADDRESS. How tall is the deck (from original grade)? If it is over 3 feet, please make note of this on the project plans and add it to your lot coverage calculations on the site plan. The March 22, 2013 site plan indicates the deck is 8 feet in height. However, coverage calculations have not been provided. Please provide lot coverage calculations as noted below. 2.Site Plan: a.Setbacks: NOT ADDRESSED. Unfortunately, the minimum “street” setback in the RS-8 zone is 25 feet, which means that all structures must remain at least 25’ away from the east and south property lines. The deck is currently shown at 11’ from the east property line. Please revise to meet code and update the site plan and project plans accordingly. While the setbacks on the site plan have been changed, the setbacks indicated do not appear accurate. Please note setbacks are taken from the property line, which is not necessarily the edge of the pavement. The enclosed map of your property indicates the approximate location of the property lines for this site. It appears that the house is approximately 25 feet from both stth Street SW and 78 Place West. The deck appears to have been located approximately 16 feet from 191 the property line. Please submit an accurate site plan and revise the deck to meet zoning setback requirements. : b.Lot CoverageNOT ADDRESSED. Please show the breakdown of lot coverage on the site plan. ECDC 21.15.110 defines coverage, which must be shown on the site plan: “Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area.” Please provide the square footage of the existing house, proposed deck (if over 3’), and any detached structures on the site plan. Please also include the lot area (and dimensions) on the site plan. The total coverage in single family zones must not exceed 35% of the lot area. Please provide lot coverage calculations. : Please submit a written response to the above, along with any revised plans to your Permit Coordinator Linda Thornquist.
