All Handouts and Standard Details referred to in these comments can be accessed at our website: www.edmondswa.gov by choosing Permit Assistance. Site Plan: 1. The site plan needs to show the location of all the proposed utilities and stormwater system but does not need to include the details (length, size, etc.). I have attached an example. 2. Call out width of sidewalk. 3. Add note to plan: Frontage improvements may be required. An assessment of the condition of the existing curb and sidewalk will be determined on site by the engineering inspector. Curb or Sidewalk in poor condition or damaged by construction activities shall require replacement. Add City of Edmonds Standard Details E 2.8 and E 2.13 to plans. (Okay to add to civil detail sheet). 4. Masonry pavers are called out for walkway in some areas and landscape pavers in others. Civils and drainage plan state these areas will be permeable pavers but also note gravel walkway in impervious surface calculations. Please confer and revise to provide consistent plans. 5. Impervious surface calculations are different that calculations on civils and in drainage plan. Please confer and revise to provide consistent plans. 6. Please remove reference to trench drain. This will be temporary measure during construction so only needs to be shown on tesc plan. 7. Grade elevations and contour lines. The city does not require that both are used. A choice between the two is provided. It is preferable to use all actual grade elevations for all notations, including the height calculations. 8. Under Project Site Data, Easements, a reference is made to a sanitary sewer easement and a an access easement. Please show on the site plan. There is shown on the plan an “Emerald Hills Utility Easement” called out though. Please add to this section. 9. Please show the proposed contours on the site plan. This plan should reflect the final conditions. DATE FAXED/E-MAILED 2/13/2013 PAGE _1__ OF _3_ Stormwater: 1. Rim and invert elevations shall be provided for all connections to verify slopes. This includes connections at catch basins, manholes, drywells, walls and clean-outs. 2. Note size, length and material of all pipe. Under driving surfaces pipe must be buried 2ft from top of pipe to wearing course or must be ductile iron. 3. Civil Plans may be scaled 1:10 if desired for clarity. 4. Footing drains shall not connect to the stormwater management system. Add separate drywell or other means to collect water from footing drains. 5. Impervious surface calculations are different that calculations on the site plan. Please confer and revise to provide consistent plans. 6. Masonry pavers are called out for walkway in some areas and landscape pavers in others on the Site plan. Civils and drainage plan show these areas as permeable pavers. Gravel walkway is called out in impervious surface calculations but not shown on any plan. Please confer and revise to provide consistent plans and calculations. 7. Please provide detail or cut sheet for permeable pavers proposed. 8. Please provide detail for Segmental Block wall. 9. Interceptor trenches are shown on this plan. In the Liu report (pg 8) interceptor trenches are discussed as a temporary bmp during construction but not as a permanent drainage option. The report states that all drainage shall be piped. Groundwater cannot be discharged into the infiltration system. If using interceptor trenches for tesc, please show on Grading/TESC plan. 10. Please provide elevations of pipe at any crossings. 11. Per 12/1/12 Liu report, pg 5, infiltration trench shall be excavated to a depth of 5.5ft. Driveway profile shows the bottom of trench less than 5 ft deep. Please revise depth of trench. 12. Infiltration trenches located under driving areas shall have 2 ft cover from top of wearing course to the top of pipe. Please revise depth of pipe. 13. Under “Storm Drainage Notes” please remove # 5. CDF is not allowed in the right of way. 14. All CB;s with depth over 5ft shall be Type 2 or larger. Please revise plans and provide detail. Utilities: Water: 1. Call out size of water meter and whether “existing” or “proposed”. A 1” meter may be necessary if fire sprinkling is required by the Fire Marshall. 2. Call out size, material and length of water service line. For fire sprinkling requirements water line on property must be 1 ½”. 3. Under “Water Notes”, please remove #12. Sewer: 1. Show 4”side sewer clean out at house connection and 6” clean out at property line. Clean out at property line is required to have a 12” locking cast iron lamphole cover. Please note on plans. Call out material and size of pipe. Under driving surfaces pipe must be buried 2ft from top of pipe to wearing course or must be ductile iron. 4. Is sewer lateral from main existing? If not, please provide all details for construction. 5. Under “Sanitary Sewer Notes”. Please remove “Backfill above bedding shall be CDF”. 6. Please call out elevations at point of crossing other pipe. Grading/TESC Plan: Erosion Control: 1. Please show location of stockpile(s) on plan. 2. Add note to plans: “All disturbed areas on and off site shall be compost amended to meet requirements of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5. Grading: 1. Add bottom of footing (bof) elevation or slab elevation for elevation area of structure and garage. 2. Grading amount looks closer to 1900 or more cyds but bof elevation information may provide the explanation of why 1500 cyds is given. If not, please revise.
