ROAD & DRAINAGE PLAN
GENERAL
1)3/25/14–Comment was addressed; however, the sidewalk should be placed at the back of the
existing curb/gutter. Please revise the plans to show the existing curb/gutterand the new
sidewalk.
2/12/14 Comment: Consistentwith EdmondsCommunity DevelopmentCode(ECDC)18.90, a
sidewalkis requiredon Sprague St. Please show a 5’ sidewalk along the frontage of the subject parcel
installed per Edmonds Standard Detail E213.
a.Since the sidewalk slopes towards the street, the impervious surface runoff from the sidewalk
does not have to discharge to the onsite stormwater management system. However the area of
sidewalk needs to be calculated into the impervious surface calculations
2)3/25/14–Comment b. was not addressed. Please show how the runoff from the alley will be
collected to the onsite stormwater management system.
2/12/14 Comment: Please clearly distinguish between the existing improved portion of the alley
(gravel/paved area) and the proposed alley improvements.

‘Alley Section –B-B’ (on sheet 3 of 3) arenot consistent. Please revise the plans to show the alley with
no greater than a 2% cross slope.

Please remove the ‘Cant’ed Fnd Wall’detail from the Plot, Road, & Drainage Plan.

2/12/14 Comment: A rockerydetail is shown on the plans. However, if there is a surcharge on the
rockery (by the driveway or structures), an engineered retaining wall is required.
c.Please provide bottom and top of retaining wall/rockery elevations.
d.Please provide engineering calculations if required.

DRY UTILITIES
3/25/14–Comment a. was partially addressed. The plans indicate a 2’ separation; however, the
1)
minimum requirement is 3’. Please revise the plans accordingly.
2/12/14 Comment: Please show the location of the dry utilities on the plans (i.e. power, cable, phone,
gas, etc.)
a.A minimum of 3’ separation is required between the dry utilitiesand sewer, water, and storm.
Please show that the separation can be achieved.

use it if you like.
2/12/14 Comment: Please note what size pipe and pipe material will be used for the side sewer (the
portion of the sewer from the property lineto the house).

WATER
1)3/25/14–Comment was partially addressed. Please show the new water service line since the old
line cannot be reused.
2/12/14 Comment: It appears that a fire sprinkler system is required for this property. The existing
water service line from the watermain to the meter is not the appropriate size and a new tap will be
required.
a.Please show the new linefrom the watermain to the house.
b.Please show the water meter located at the property line.

c.Please add a note that a 1” meter is to be installed.
d.Please label the water service line as 1 ½” and note the pipe materialwith tracer wire.
STORM
1)3/25/14–Comment was partially addressed. Although the surface water runoff from the sidewalk
does not have to be collected and discharged to the onsite stormwater management system the
onsite system must be designed for the square footage of the impervious surface area of the
sidewalk. Please revise the impervioussurface calculations and detention system sizing
accordingly.
2/12/14 Comment: Impervious surfaces:
a)In the ‘Drainage Design Parameters Narrative’it states that the total regulated impervious areais
3,000 s.f (page 2). On page 4 of the report the regulated impervious area is stated as 3,750 s.f.
b)On the ‘Road & Drainage Plan’ (sheet 1 of 3) it is stated that the regulated impervious area is
3,917.35.
c)On the ‘Profiles, Notes, and Details’ (sheet 3 of 3)it is shown that the total impervious area is
3,750 s.f.
a.Please revise all documents/pagesto be consistent.
b.Please revise the sizing of the detention system accordingly.

3)3/25/14–Comment was partially addressed. Please show all the invert elevations into the
proposed catch basin. The east andsouth pipes should be at the same elevations.
2/12/14 Comment: The catchbasin that the subject parcel’sonsite stormwater management system is
th
proposing to discharge toaprivatecatch basinand flows towards 7Ave, not as depicted on the plans.
The City cannot permit thesubject parcel to connect to that catch basin. The outfall line (west)from the
private catch basin (PD8-19) isa City stormline.
a)Please show the installation of a catch basin at connection to the City System.
b)Please provide rim and invert elevations for all pipes connected to the new catch basin.
