All Handouts referred to in these comments can be accessed at our website: www.ci.edmonds.wa.us under City Government / Development Services Department / Engineering Division then scroll down to Handouts: PLOT PLAN 1)Please show the sewer line on the plans. 2)Please remove the arrow located on the driveway (flow direction???) from the plans. 3)Please remove notes 2 and 3. 4)As changes are made to the civil drawings, please revise the Plot Plan to be consistent. GENERAL NOTES 1)Please remove note 6. A 6” side sewer is not required from the main to the house. A 6” is required to the property line and then a 4” can be installed from the property line to the house. GRADING AND TESC PLAN 1)The proposed grading does not match the rim elevations for CB#2 and appear to be closer to 294 for CB#1. Please review and revise as needed. SEWER 1)Please show the proposed sewer line from the main to the house. a.If you intend to re-use the existing sewer later, please add the following note: “If re-using the existing sewer lateral the condition must be verified by City’s Public Works Dept. Contact Edmonds Sewer Division 425-771-0235”. Please also note that the lateral must be 6” to re-use. b.Please show all invert elevations at the cleanouts and at the connection to the main, c.Please show the 6” cleanout (with 12” cast iron lamphole cover and ½” hexbolts) at the property line. d.Please show a cleanout within 2’ of the house. e.Please note what pipe material will be used for the sewer. WATER 1)Please show the proposed water service line from the house to the meter. 2)Please note what pipe material and size line will be used as well as noting that tracer wire will be added to the water service line. STORM – Connection to City Storm Main Line: 1)If the detention system is to connect to the city CB at the NW corner of the lot please complete the following: a.Please show the Storm Main line on the plans. b.Please provide a downstream analysis from a licensed engineer to show that the conveyance line can handle the additional flows. A CB will be required for this extension. 2)Additional options: a.Extend the storm main line located approximately at the SW corner of 925 Alder St to the SW corner of 935 Alder St (at a minimum) for connection. b.If possible install a LID stormwater management system. STORM 1)The storm detention system must be 74 lf. The plans scale at 72 lf. Please revise accordingly. 2)Please provide invert elevations for the roof drains at the house so that proper cover can be verified. 3)Please add a note to the plans that if the rim to invert exceeds 5’ a type II catch basin is required. 4)A directional arrow is shown on the plans. Is this arrow to show the surface water flow on the driveway? a.If so, please show the surface water being collected into the stormwater system. b.If it is not, please state what the arrow is intended for. 5)Please show where the footing drains will outfall to. DRY UTILITIES 1)The utilities (power, cable and phone) should enter the property straight north from the pole and then angle as needed once on private property. Please revise plans accordingly. 2)The plans do not show a gas service. Is it proposed for the subject parcel? If so, please show the gas so that separation between utilities can be verified. The sidewalk is not required. If you decide not to construct the sidewalk, please remove the sidewalk from the plans. 2)Please add a note that the curb/gutter may need to be replaced if it is currently damaged. 3)The City would like as many trees in the right of way to remain as possible. a.If trees are to be removed, please obtain an arborist to clearly show how the trees are diseased, damaged, or a hazard. If the trees are not being removed under these circumstances, please state why improvements are being constructed in the area proposed. b.Please obtain and arborist to state how close the proposed driveway can be located to the drip line of the impacted trees without causing damage. c.Please obtain an arborist to state that if trees are removed it will not have an impact on the remaining trees (i.e. leaving the trees vulnerable to the wind). Please resubmit 3 copies of the revised plans and associated documents with a written response to each item to a Permit Coordinator.
