During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to Marie Harrison.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
GENERAL
1.Please revise the “Stormwater Classification Worksheet Information” Notes as follows:
a.Based on comments by Nick Echelbarger, number 1 will be changed from “permeable pavement
proposed” to a “slotted wood deck.” Change this also on the main part of the drawing where it
calls out “Pervious Paver Terrace.”
b.Number 6 should be changed from “Westgate Pond” to “Edmonds Marsh.”
2.Please revise the impervious area tableso the data provided accounts for theimpervious surface area on
theentiresite.
3.Revise the Drainage plan sheet to state the amount of pollution generating impervious surface (PGIS) for
the project.It appears to be over 5,000 square feet, therefore Small Site Minimum Requirement #6
(Runoff Treatment) is required.Each of the rain gardens would then need to have 18”of bio-retention
soil, to meet the runoff treatment requirement.
4.Revise General Note #1 to reference 2012 WSDOT/APWA standard specs.
5.Revise Approval Block to state City Engineering Division instead of City Building Department.
6.Sections A-A and B-B:
a.Change “biodetention” to bioretention” in all 4instances.
b.Change E72 to E72Bin all 4instances.
7.The pipe material proposed for the overflow line needsto be includedon the plan sheet.
8.More information (inverts) is needed on the catch basin that the overflow pipe connects to on the south
side of the parcel.Also, information on the downstream connection to the City’s system is needed.
9.Thedrainage sheet refers to the landscape plan for the rain garden planting plan. Please revise either the
landscape plan or the drainage plan sheet to be more specific on the plantings.Refer to Appendix 3 to
the Low Impact Development Technical Guidance , 2005
