DRAINAGE AND UTILITY PLAN
NOTES
1.Please rename the “Drainage Plan” to “Drainage and Utility Plan”.
2.Please clearly label and show the dimensions of the City sewer and storm easement (easement #663268
–15’).
SEWER
1)The side sewer should be 6” from the main to the edge of easement.
a.Please show the 6” cleanout (with 12” cast iron lamphole cover and ½” hexbolts) at the edge of
easement.
b.Typically acleanout is required within 2’ of the house.Due to the buildings close proximity to
the 6” cleanout at the edge of easement, the cleanout2’ from the house may not be required.
Please confirm with the building department that providing a cleanout within the building
structureis sufficientenough.
WATER
1)Please show thewater meterlocated such that the water meter is located on the property line. The note
stating water meteris hard to read.
2)Please note what pipe material and size line will be used as well as noting that tracer wire will be added
to the water service lineif copper is not used.
STORM
1)Please note the size of pipe and pipe material for the section of pipe between the detention pipes.
2)The detention pipe must have a minimum of 2’ of cover when under a driveable surface. Please revise
note.
3)The detention pipe shall have a slope ranging from0.5% to 0.75%.

andinvert elevations to meet the required slope.
4)It appearsas though there are two lines along the perimeterof the house (footing drains and
tightlines???); however, it is unclear which line is which.
a.Please clearly label the footing drains lines and the tightlines.
b.Please note that all of the surface water runoffmust go to the detention system
c.Please show where the footing drains will outfall to.
5)Please provide invert elevations for the roof drains at the house so that proper cover can be verified.
6)Please add a note to the plans that if the rim to invert exceeds 5’ a type II catch basin is required.
DRY UTILITIES
1)Please show location of all proposed utilities (water, sewer, storm, gas, power, phone, cable)
a.Please note that all new utilities must go underground.
Frontage Improvements/Driveway
1)Please add a note that the curb/gutter may need to be replaced if it is currently damagedor becomes
damaged during construction.

4. INSTALL TESC MEASURES AND MAINTAIN DUST CONTROLWHILE PREVENTING

FIELD CONDITIONS.
11. CONTRACTOR SHALL OBTAIN A COPY OF THE GEOTECHNICAL REPORT
(WHERE APPLICABLE) AND SHALL THOROUGHLY FAMILIARIZE HIMSELF WITH

PRESENT AT SUBGRADE ELEVATION, REMOVE AND REPLACE WITH COMPACTED
STRUCTURAL FILL PER GEOTECHNICAL REPORT.
14. SEE SURVEY AND ARCHITECTURAL DRAWINGS FOR DIMENSIONS AND
LOCATIONSOF BUILDINGS, LANDSCAPED AREAS AND OTHER PROPOSED OR

FOUNDATION DRAINS SHALL BE INDEPENDENT OF OTHER SITE DRAIN LINES AND

16. ALL REQUIRED STORMWATER FACILITIES MUST BE CONSTRUCTED AND IN
OPERATION PRIOR TO INSTALLATION OF ANY PAVEMENT UNLESS OTHERWISE
APPROVED BY THE ENGINEER.
17. ALL ROOF DRAINS, PERIMETER FOUNDATION DRAINS, CATCH BASINS AND
OTHER EXTERNAL DRAINS SHALL BE CONNECTED TO THE STORM DRAINAGE
SYSTEM, UNLESS NOTED OTHERWISE.
18. CONTRACTOR SHALL OBTAIN AND PAY FOR ALL PERMITS REQUIRED FOR
INSTALLATION OF ALL SITE IMPROVEMENTS INDICATED ON THESE DRAWINGS.
19. AS A MINIMUM REQUIREMENT, ALL DISTURBED AREAS ON AND OFF SITE
SHALL BE RETURNED TO THE EQUIVALENT OF THEIR PRECONSTRUCTION
CONDITIONIN ACCORDANCE WITH APPROPRIATE REQUIREMENTS AND
STANDARDS.
20. ALL DISTURBED SOIL AREAS SHALL BE SEEDED OR STABILIZED BY OTHER
ACCEPTABLE METHODS FOR THE PREVENTION OF ON-SITE EROSION AFTER THE
COMPLETION OF CONSTRUCTION. SEE EROSION CONTROL PLANS FOR SPECIFIC
GRADING AND EROSION CONTROL REQUIREMENTS.
21. THE CONTRACTOR SHALL KEEP OFF-SITE STREETS CLEAN AT ALL TIMES BY
SWEEPING. WASHING OF THESE STREETS WILL NOT BE ALLOWED WITHOUT
PRIORAPPROVAL.
22. THIS PROJECT IS NOT A BALANCED EARTHWORK PROJECT. BOTH EXPORT
AND IMPORT OF SOIL AND ROCK MATERIALS ARE REQUIRED.
23. SLOPE OF FINISHED GRADE SHALL BE CONSTANT BETWEEN FINISHED
CONTOURS OR SPOT ELEVATIONS SHOWN.
24. FINISHED GRADE SHALL SLOPE AWAY FROM BUILDING WALLS AT MINIMUM
5%SLOPE FOR A MINIMUM DISTANCE OF 10 FEET.
25. CONTRACTOR SHALL BE RESPONSIBLE FOR AND SHALL INSTALL AND
MAINTAINSHORING AND BRACING AS NECESSARY TO PROTECT WORKERS,
EXISTINGBUILDINGS, STREETS, WALKWAYS, UTILITIES AND OTHER EXISTING
ANDPROPOSED IMPROVEMENTS AND EXCAVATIONS AGAINST LOSS OF GROUND
OR CAVINGEMBANKMENTS. CONTRACTOR SHALL ALSO BE RESPONSIBLE FOR
REMOVAL OFSHORING AND BRACING, AS REQUIRED.
26. CONTRACTORSHALL OBTAIN APPROVAL FROM THE CITY AND FOLLOW CITY
PROCEDURES FOR ALL WATERSERVICE INTERRUPTIONS, HYDRANT SHUTOFFS,
STREET CLOSURES OR OTHER ACCESS RESTRICTIONS. CONTRACTOR SHALL NOT
RELOCATE OR ELIMINATE ANY HYDRANTS WITHOUT FIRST OBTAINING WRITTEN
APPROVAL FROM THE FIRE MARSHAL.
27. COORDINATE AND ARRANGE FOR ALL UTILITY CONNECTIONS, UTILITY
RELOCATIONS AND/OR SERVICE INTERRUPTIONS WITH THE AFFECTED OWNERS

29. NEW UTILITY LOCATIONS ARE GENERALLY SHOWN BY DIMENSION, WHERE
NODIMENSIONS ARE INDICATED, LOCATIONS MAY BE SCALED FROM DRAWINGS.
