Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to a permit coordinator. City of Edmonds handouts, standard details and development code can be referenced on the City website. Review 1 –March 28, 2013 Review 2 –May 9, 2013 ok 1. ok 2. May 9, 2013 –Thank you for providing civil construction plansfor the project. Please 3. revise civil plan sheet C1 to be consistent with the Site Data provided on Sheet C1 included in the stormwater report. In addition, please include total impervious surface area for the site and note the year of construction. May 9, 2013 –Thank you for providing a stormwater report for the project. The report 4. notes that flow control is required when the project adds more than 2,000 square feet of impervious surface area. This interpretation is not consistent with how the City applies stormwater code requirements. Essentially, any project on a whole that creates more than 2,000 square feet of impervious surface area after 1977 is required to provide SWM. The existing McDonalds site was developed post 1977 and a stormwater management system was constructed at that time to manage the impervious surface runoff created with that project. At this time, please clearly note how much impervious surface area will be created with this project and confirm that the existing stormwater management system has the capacity to handle this additional runoff. Please contact me at 425-771-0220 or by e-mail at jeanie.mcconnell@edmondswa.govif you have specific questions regarding these plan corrections. bld20130219-McDonalds-E2.docPage 1of 1
