All Handouts referred to in these comments can be accessed at our website: www.ci.edmonds.wa.us under City Government / Development Services Department / Engineering Division then scroll down to Handouts: 1)Please fill out the Site Classification worksheet in handout E72 (pgs 5& 6). 2)Please show all impervious surfaces on the site plan (i.e. sheds, rooftops, asphalt, concrete, gravel, patios, etc). 3)Please note the year of construction for ALL impervious surfaces and revise the impervious surfaces calculations accordingly. 4)Please show the City Sewer Main line on the plans. 5)A side sewer cleanout is required within 2’ of a structure. Please show the cleanout. Please note that the portion of the side sewer under the new structure will need to meet building codes and a side sewer permit will be required. 6)Please show the bottom of footing elevations on the Site Plan. 7)Please show the finished floor elevations on the Site Plan. 8)It appears that the 16” rockery landscape between the two driveways is intended to remain. However, the city does not permit surcharges on rockeries (which will occur once the driveway is added) nor does the City permit rockeries within a City easement. a.Please remove the rockery from the plans. b.Per our phone conversation, it appears that the rockery will be replaced with a modular block wall. There will be a stipulation that states that the property owners will be responsible for maintenance and replacement of the block wall and driveway if the City needs to utilize the easement for any repairs on the Sewer Main. 9)Please show all fences, retaining walls, and rockeries on the plan. Please resubmit 3 copies of the revised plans and associated documents with a written response to each item to a Permit Coordinator.
