GENERAL CONDITIONS

equal to wall thickness in depth. Transfer loads from beams directly to
foundation by way of continuous posts and solid blocking. if
contractor is not clear on the framing requirements contact architect
for clarification.

FOUNDATIONS AND CONCRETE SLABS
1. Footings are to bear on undisturbed level soil or compacted clean
free draining structural back fill, placed in lifts and compacted to 95

report. Stop as required to maintain. the required depth below
existing and finished grade.
2. Crawl space ventilation shall be a minimum of 1 square foot -for
each 150 square fact of under -floor area. Openings shall be located
as close to corners as practical and shall provide cross ventilation.
The openings shall be covered with 7" corrosion resistant wire mash.

3. Provide asphaltic waterproof membrane at foundation walls before
backfilling. 'Provide gravel and perforated drain pipe per details.
4. Any fill under concrete slabs to be 4" minimum gravel compacted
to 95 9a.
5. Concrete slab for basement or garage to have expansion joints
at the perimeter and control joints at 15'-0" cc unless otherwise
noted.
CARPENTRY
I. All loads must be transferred to the foundation. If the transfer of
loads is not clear or the size of a framing member has not clearly
been noted contact architect for clarification.
2. All framing members sha II be kiln dried to a 19 90 maximum moisture
content.
3. Guardrails to be 3611 high with a maximum opening so that a 4"
spheres can not pass through.

2. Skylight glazing shall be constructed to meet the requirements of
UBC section 2409 and 2603.
3. Each bedroom to have a minimum window opening of 5.1 square feet
with a minimum width of 20" and minimum height of 24". The sill is to be
no more than 44" off the floor.
4. The following glazing shall be tampered:
A. Glazing in doors.
5. Glazing in fixed panels and sliding or swinging type doors other
than wardrobe doors.
C. Glazing in shower and bathtub doors and enclosures. (include.
windows within 1011 above the shower or bathtub drain inlet.)
D. Glazing, operable or inoperable adjacent to a door and within
the same wall plane as the door whose nearest vertical edge is within
24" of the door in a closed position and whose bottom edge t8 less
than 60" inches above the floor or walking surface.
E. Glazing in fixed panels which have a glazed area in excess of 9
square feet and the lowest edge is less than 18" above the finishesd
floor level or walking surface.
F. Glazing in wails at stairway landings within the width of the stair
and within 5' .beyond the bottom and top flight of stairs where the
bottom edge of glazing To less than 60" above a walking surface.
5. All exterior doors including garages doors to be
weather-stripped.
VENTILATION
I. Provide a total. of 1/300 of attic area ventilation within 5011-o at the
wall and 50 qo at the ridge. (See plan)./
2. Provide combustion air vents to all stoves and any heating
appliances using open flamvents.
3. Bathrooms and toilet/shower compartments are .to be vented with a
50 cf intermitter( fan exhausted to the outside. Range hoods are to
be vented at 100 cfm. Whole house fans to push 80-120 cfm for a 3
bedroom home.
4. Rafter spaces enclosed by ceilings directly applied to underside
of rafters shall be sized to allow a minimum i" clear vented air space
above the insulation.
5. Venting systerls shall. not tesrminate less than 4' below, horizontal
from or 1' above any opening into the building.
6. Ventilation and duct work requirements will be met by bidder
design. Submit to architect and building department for approval.
GYPSUM WALL BOARD
1. 5/8" type 'X' GU15 is required on garage side of wall or calling
betwean garage and living space.
2. 5/8" type 'X' C*e required on soffits and wa Ile enclosing useable
space under stairs.
WATER EFFICIENCY STANDARDS
1. Water closets shall not use more than 1.6 gallons per flush.
2. Shower heads, lavatory faucets and kitchen sinks shall not use more
than 2.5 ga lions per minute.
CLOTHES DRYER
1. The clothes dryer is to be vented to the outside and sha I I be
equiped with a back -draft damper. Ducts shall be of metal within a
smooth interior surface, sha I l not be connected or Installed with sheet
metal screws or other fasteners which will obstruct the flow.
SHOUER WALLS
I. Shower walls shall be relatively smooth, hard, nonabsorbsnt and not
adversely affected by moisture to a height of not less than 1011 above
the drain inlet. Tiled walla shall be backed with camentious backer
board.
SMOKE DETECTORS
2. Smoke detectors shall be mounted on the ceiling or wall at a point
cantra Ily located in the corridor or area giving access to each
separate sluing area and in each sleeping room. A detector shall be
installed on each story. Detectors shall be powered with house wiring
and battery back-up.
