All Handouts and Standard Details referred to in these comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and Public Works| Engineering under Departments: General Plan: 1. The site/drainage plan is difficult to read. Single Family Handout #B73 requires 3 separate plans: plot plan (site plan), grading/tesc plan, and a stormwater/utility plan. Having three separate plans helps provide clarity by separating the information instead of trying to show it all on one sheet. Please review the requirements for each plan in the handout in sections 4, 5, and 6. Attached is an example of a site plan, a drainage plan, and a temporary erosion sediment control (tesc)and grading plan for reference. Plan 1: Site Plan: 1. The site plan needs to show the location of all the proposed utilities and stormwater system but does not need to include the details (length, size, etc.). I have attached an example. 2. Please add impervious surface calculations to this plan. See site plan example. The calculation box from the E72 Drainage Handout Worksheet can be used. 3. Please note the square footage of house, driveway etc. as shown on the plan example. 4. The capillary break info can be added to the architectural plans. Please remove from site plan. Plan 2: Stormwater/Utility Plan: Stormwater: Please see the example plan provided. 1. Please complete and submit an impervious surface calculation worksheet. The worksheet can be found in Handout E72 Stormwater Drainage. 2. It is not clear where the roof drains will connect to the detention system. It appears they are connecting to the plat system. Please clarify and revise plans accordingly. DATE FAXED/E-MAILED 5/1/2013 PAGE _1__ OF _3_ 3. The detention system is not sized according to the simplified sizing chart found in the Stormwater Handout E72a. Please revise to reflect one of the options of the simplified sizing chart or provide an engineer stamped design if you choose to use a different sizing method. 4. Please provide a detail of the detention system. See handout E72a for example of necessary information. 5. Detention system has a line from one of the catch basins crossing the northwest property line, crossing adjacent property to connect to the 12” Storm. With this connection an easement would be necessary obtaining permission to cross the adjacent property with the storm line. It appears that the line can be moved to to connect within the property boundaries avoiding the easement issue. Call out rim and invert elevations at this connection. 6. Rim and invert elevations shall be provided for all connections to verify slopes. See example plan. This includes connections at catch basins, manholes, drywells, etc. 7. Note size, length and material of all pipe. Water, sewer, storm..all pipe. 8. The footing drains can not be connected to the detention system. They can be directed to a separate system i.e. a drywell, or they can be connected to the storm pipe after the outfall of the detention system. 9. Will gutter drain in driveway and roof drains connect at a clean out and then be tightlined to the detention system? Please show clearly how this is designed. Please provide rim and invert elevations where the gutter drain connects to the tightline and connects to the detention system. 10. Do you plan to have any sidewalks or patios on the property behind or to the side of the house? If so, show on plan and add to impervious surface calculations. Utilities: All pipe must be labeled with size, material and length. If existing pipe or structure, please call out on plans. Water: 1. Water meter is not shown on plans, If it is installed at the entry of Cyrus Pl, please note on plans. Call out size of water meter and whether “existing” or “proposed”. A new meter may be necessary if fire sprinkling is required by the Fire Marshall. 2. Call out size, material and length of water service line. For fire sprinkling requirements water line on property must be 1 ½”. 3. The water and sewer line appear to cross in the driveway area. Please add notes or a detail showing the the water line will be installed over the sewer line and that the water line will be sleeved with a 20’ length of pvc centered over the crossing. Wearing grade of driveway must be 2’ over the top of the pvc sleeve, 1.5’ if SDR35 is used. Sewer: 1. Show 4”side sewer clean out at house connection. Add rim and invert elevations. 2. Add invert elevations 6” clean out and at sewer manhole to verify minimum slope of 2% is achieved. . DATE FAXED/E-MAILED 5/1/2013 PAGE _2__ OF _3_ 3. Call out size, length, and material of pipe. Label as existing or proposed. 4. Please add note to plan: “If re-using existing sewer lateral (from property line to City main): Condition must be verified by Public Works Department. Contact Edmond’s Sewer Division at 425-771-0236.” Plan 3: Grading/TESC Plan: Erosion Control: 1. Existing pavement can be used as the construction entrance, just note on plan. 2. Show catch basin protection if needed for existing catch basins in the access road and downstream from site. 3. Add note to plans: “All disturbed areas on and off site shall be compost amended to meet the requirements of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5. Grading: 1. Show existing and proposed grade contours. 2. Indicate area of disturbance. This includes all areas that shall have vegetation removed (see definition in Handout E 72). 3. Please note grading quantity of cut and quantity of fill with this project. 4. Plan shows temporary swale and temporary sediment pond as part of the erosion control for this site. Are these measures still in place and useable? If not, please remove from plan. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
