During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.usunder City Government / Development Services Department /

SHEET 1
1)Please reference Edmonds Standard Detail E1.2 for the construction entrance.
2)Please add the following note:“Filter socks to be installed in catch basins downstream and within the
construction area per Edmonds Standard Detail E1.1.”
3)Please provide a letter from the Geotech that confirms that the proposed site development complies with
the most current Geotech Report.
4)Under engineering grading specifications there appears to be a list of Geotech requirements. Please note
how these requirements were established and if the Geotech requires there to be special inspections.
SHEET 2
GENERAL
1)Please rename the sheet Drainage/Utility Plan.
SEWER
2)The sewer shall be straight from the sewer main to the property. Please revise plans accordingly.
3)Please show the 6” cleanout at the property line.
4)The property falls within Olympic View Water Sewer District. Please obtain all sanitary side sewer
permits from the district.

WATER
1)The water shall be straight from the watermain to the property. Please revise plans accordingly.
2)Please show the water service line from the water meter to the house.
3)Please note what pipe material and size line will be used as well as noting that tracer wire will be added
to the water service line.
4)The property falls within Olympic View Water Sewer District. Please pay all required meter and
connection feesto the district.
DRY UTILITIES
1)Please show the locations of the dry utilities (i.e. PUD, PSE, Comcast, Verizon) so that 3’ separation
from water, sewer, and storm can be verified.
2)Please add a note on the plans that all utilities must be underground.
STORM
1)Please add a note on the plans that if the rim to invert exceeds 5’ a Type II is required.
2)Please show how the surface water runoff from the driveway will be collected.
3)Please showwherethe footing drains will outfall to.If they will be connected to the city system the
footing drains shall be connected to the outfall line of the detentions system.
4)The detention pipe shall be bedded as shown in Edmonds Standard Detail E4.3. Please revise the
detention pipe detail to be consistent with Edmonds Standards.
Frontage Improvements/Driveway
1)Please note thatCity Code prohibits rockeries from beinglocated within the right of way.
a.If you would like to remove and replace the rockery with a retaining wallwithin the right of way
youmay apply for an encroachment permitfor review.
b.You may be able to place a retaining wall within private property. If you would like to entertain
this option we can discuss this further.

c.Or remove the rockery and regrade such that there is no more than a 2 to 1 slope behind the
sidewalk.
2)Please clearly show the driveway approach within the sidewalk. Please note that the approach must meet
EdmondsStandard Detail E2.26.
3)Please note on the plans that if thefrontage improvements (sidewalk, curb/gutter, etc.)are damaged or
do not meet ADA requirements they will need to be replaced.
Traffic Impact Analysis:
Per Chapter 18.82 –Traffic Impact Fees of the Edmonds Community Development Code (ECDC), traffic
impact fees shall be required.
1.Please complete numbers 1 and 7 of the Traffic Impact Analysis Worksheet from City of Edmonds
handout #E82, “Traffic Impact Analysis Requirements” (attached).
Please resubmit 3 copies of the revised plansand associated documents with a written response to each
