During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
General Plan:
1. Plans do not include a grading or a utility plan. Generally it is recommended to show the
utilities on the stormwater plan and the grading on the TESC plan but they may be
combined in any way as long as they are clearly depicted.
Site Plan:
1. The site plan needs to show the location of all the proposed utilities and stormwater system but
does not need to include the details (length, size, etc.). I have attached an example.
2. Please remove the stockpile from the site plan. This should be added to the TESC plan.
3. Show driveway to edge of paved road. Label width of driveway at property line. Please note
for residential properties, maximum driveway width is 24 and minimum width is 12 (at property
line).
4. Impervious surface calculations for the driveway/walk/courtyard do not match the calculation
used to design the stormwater system. Please revise.
Stormwater Plan:
1. Please provide the full testing information for the infiltration tests. See Appendix C in the
Stormwater Manual for more information. (Manual is available on our website)
2. Please include impervious surface calculations (using box from Handout E72 worksheet) to
the drainage plans. Calculations shall be consistent on site and drainage plan.
3. Low impact development stormwater systems are required to be set back from the property
line a minimum of 5 ft. Systems must also be setback a minimum of 5 ft from a structure

without a basement or 10ft from a structure that does have a basement. Please show that
the proposed systems meet those setbacks.
4. The elevations for the rain gardens show 1ft of depth from the existing grade surrounding
the garden to the bottom of garden. 6 to 12 ponding depth + 12 to 24 soil mix depth is
required. Bottom elevation is the measured at the base of the garden under the soil
mixture. See the rain garden detail in the City of Edmonds Handout E72b Low Impact
Development. Handouts are available on our website (see above for access info).
5. Yard drain should be located outside of rain garden #2. The drain should be closed bottom
so the runoff is dispersed in the garden.
6. Show overflow path for each rain garden.
7. Rain garden #1 shows a rock diaphragm along the south edge. Please revise to
concentrate flow entering the garden to one or two places to prevent erosion of 3:1 slope.
Or show that the area that catches the flow is sufficiently armed to prevent erosion.
8. Show rock lined inlet and overflow for each rain garden.
9. Please provide the rim and the east and west inverts for the roof drain sump.
10. Call out top and bottom elevation for infiltration trenches. Include finished grade elevation.
11. Please add clean out at north end of the east infiltration trench.
12. Note length of all pipe.
13. City standard modifications allow ASTM 3034, SDR 35, SCH 40 for storm and sewer pipe
types. Please specify a pipe materials from this selection.
14. Are footing drains required for this project? If so, please show where they will discharge.
Footing drains can not be connected to the sized rain garden or infiltration systems used for
the stormwater runoff. Add separate drywell or other means to collect water from footing
drains.
15. A yard drain is shown on south roof drain line. Ground water should not be collected and
tightlined to the infiltration system. A separate drywell or some other type of bmp can be
used for this purpose(footings and ground water can go to the same location).
Utilities:
The ulitities are not shown on any plan. Show all utilities (e.g. water, sewer, gas etc.) from the
point of connection to public utilities to the connection at the house. All pipe must be labeled
with size, material and length.
Water:
1. Call out size of water meter and whether existing or proposed. A new meter may be
necessary if fire sprinkling is required by the Fire Marshall.
2. Call out size, material and length of water service line. Please note if re-using existing line
or installing a new line. For fire sprinkling, please see fire marshal comments for
requirements.
Sewer:

1. Show 4side sewer clean out at house connection and 6 clean out at property line. Clean
out at property line is required to have a 12 locking cast iron lamphole cover. Please note
on plans.
2. Invert elevations should be called out at both clean outs to verify minimum slope of 2% is
achieved.
3. Call out size, length, and material of pipe. Label as existing or proposed.
4. Please add the following notes to plan if applicable to this site:
a. If re-using existing side sewer (from property line to house): Property owner must
have condition verified and provide a report to the Public Works Department.
b. If re-using existing sewer lateral (from property line to City main): Condition must be
verified by Public Works Department. Contact Edmonds Sewer Division at 425-771-
0236.

5. Show full extent of frontage (80) showing location of all utilities and utility structures (catch
basins etc.)
6. Show edge of pavement, sidewalk if any, and other utility poles or boxes, etc.
7. A 10 ft separation between water line and sewer line is required.
Plan 3: Grading/TESC Plan:
Erosion Control:
1. Please show location of stockpile(s) on plan.
2. Provide erosion control measure details consistent with City of Edmonds standard details
with your plans. Standard details can be found on the city website.
3. Show catch basin protection if needed in the right of way in front of or downstream from
site. Add detail to plan.
4. Add note to plans: All disturbed areas on and off site shall be compost amended to meet
requirements of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5.
Grading:
1. Add bottom of footing (bof) elevation or slab elevation for structure and garage.
2. Show existing and proposed grade contours
3. Please note grading quantity (cut amount and fill amount) with this project. This number
includes any dirt that will be cut or filled from this point in time until the completion of
construction.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
