All Handouts and Standard Details referred to in these comments can be accessed at our website: www.edmondswa.gov : Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to Engineering Handouts for all Engineering Requirements. Site Plan: 1. Show final grades on this plan. 2. Please note the location of the nearest fire hydrant on plan and note the distance between the property line and the hydrant. 3. Driveway is called out as 8” wide. Driveways must be a minimum of 10’ wide on the property. Please add width for any raised edges to be installed to direct runoff if needed. 4. Call out the width of the driveway at the property line. Please note that driveway approaches are limited to 12’ min and a max of 24’ for a two car garage. 5. Lot coverage and impervious surface area for the residence are shown as the same square footage. The impervious surface area of the residence should include the roofline, the lot coverage should not. Please revise these numbers. Storm/Utility 1. Footing drains are shown with the downspouts connecting to the detention system. Footing drains can not be connected to the detention system. A couple options are to connect to the storm drain line after the discharge point of the detention system (the control structure) or connect to a drywell. 2. For detention systems sized for over 4000 sf of impervious surface the detention system outlet pipe, including the flow structure, must 10” in diameter. Revise detail. 3. Call out size of side sewer clean outs ( 4” at house and 6” at property line). Note that 6” clean out at property line shall have a 12” Cast Iron Locking Lid with ½” Hex Bolts. 4. Clean out #1 will be in drivable surface so please call out cast iron lid – same requirements are in # 3. DATE FAXED/E-MAILED 5/15/2013 PAGE _1__ OF _2_ 5. All sewer pipe in the right of way shall be 6”. Please revise on plans. Erosion/Grading 1. It is preferred that vegetation outside of the active construction area remain to provide natural erosion/sediment control. If it is possible, please note that “MU” area as a “No disturbance area”.
