impervious surfaces (i.e. gravel access road, concrete walk, etc. ).
7/3/13 Comment: Please show the year of construction for all impervious surfaces on the Site Plan (i.e.
driveway, gravel access road, walkways, etc.).

5)7/19/13 –Comment was partially addressed in the email you submitted to meon 7/5/13. However,
you have one of two options:
a.Either locate and show theexisting systemon the plans so that it can be verified that the
structure is not being built over the existing drainage system; or,
b.Show a new location to relocate theexisting system if needed. As long as the total
impervious surfaces constructed after 1977does not exceed 2,000 sq ft, the City will not
monitor what you dowith your onsite drainage.

7/3/13 Comment: Per the architecturals(A4), the downspouts drain to an existing drainage system.
Please show the drainage system on the plans.
6)7/19/13 –Comment was addressed; however, please note that if you have a slotted wood deck with
grass/dirt below, it is considered pervious and does not need to be included in your impervious
surface calculations.
7/3/13 Comment: Please note if the proposed decks are impervious or pervious.
a.If the decksare to be pervious please state what material will be below the decks (i.e.grass, dirt,
concrete, etc.).
b.If the decksare to be impervious, please revise the impervious surface calculations accordingly.
7)7/19/13 –This comment is just an FYI comment. If the amountof impervious surfaces exceed
2,000 sq ft, you will need to follow the City’s standards for stormwater management.
7/3/13 Comment: Please note if the impervious surfaces added to the lot since 1977 are greater than
2000sq ft., a stormwater management system is required.
a.If there is 5000 sq.ft.or more of impervious surfaces the stormwater management system will
need to be designed by a licensed engineer.
b.Please review all E72 handouts, the City Code, and the Stormwater Supplement for stormwater
requirements.
c.Please submit a drainage plan consistent with the City’s Standards.
8)7/19/13 –Per the email submitted by you on 7/5/13a retaining wall is intended near the master
bedroom. Please show this retaining wall on the plans.
7/3/13 Comment: In the architecturals(S2.1) there is a retaining wall detail; however, there is no
retaining wall shown on the plans.
a.Please show the retaining wall on the Site Plan.
b.Please provide footing elevations and top of wall elevations.
9)7/19/13 –The sewer must be shown on the plans. If the new structure is to be built over the
existing sewer line a permit and inspections may be required to bring the sewer up to current code
where there will be a structure over the line. (i.e. a cleanout within 2’of the structure, etc.).
7/3/13 Comment: Show the location of the side sewer from the sewer main to the house.
