WATER 1)It appears that a fire sprinklersystem is required for this property. The existing water serviceline from thewatermain to themeteris not theappropriate size and a new tap will be required. a.Please show the new line from the watermain to the meter. b.Please show the water meter located at the property line. c.Please add a note that a 1”meteristo be installed. d.Please label the water service line as 1 ½”and note thepipe material. STORM 1)It appears from theplans that the house, walkways,and patio areapproximately2600sq.ft.of impervious surfacesand the plans show 3,000 sqft. Please check andrevise the impervious surface calculations and chart as needed. 2)It appears that the onsite driveway is approximately 440sq.ft.and the offsite driveway is approx.380 sqft.Although the offsite driveway does not have to be collected to the onsite stormwater management system, the area has to be included in the impervioussurface calculations. Pleasecheck and revise the impervious surface calculations and chart accordingly. 3)It plans show the yard drain being connected to the stormwater management system; however, the system does not appear to be designedfor the additional flows. a.Either design the system to account for the additional water, b.Orconnect the yard drain to the outfall line of the detention systemor to a separate drywell. 4)Will there be drainage for the retaining wall? a.If so, please show where the drainage will outfall to.Please note that the drainagecannot be connected to the detention system. Please revise the plans accordingly. 6)In CB 2, please provide the I.E for all pipe connections. 7)Please add a note to the plans that if the rim to invert exceeds 5’ a type II catch basin is required. STORM–Connection to City Storm Main Line: 1)Please extend the storm main a distance that will allow for a perpendicular line from the onsite detention system to the catch basin withinthe right of way. 2)If you do not want to extend the stormmain line you cantry toobtain an easement through adjacent parcels until youare able to allow for a perpendicular connection from theproperty line to acatch basin within the right of way. SITE DEVELOPMENT PLOT PLAN(Sheet 3of 4) 1)Theconstruction entrance shall be located on private property, not withinthe right of way.Please revise the plans accordingly. 2)The silt fence shallbe located such that all digging is on the upslope of the silt fence.
