During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.
1. Please show all driveways on property. It looks like there are three (non-paved driveways
should be shown too).
2. The driveway furthest to the south appears to be creating a surcharge on a railroad tie wall.
Please see the attached detail of when a surcharge exists. The drive area must be a
distance from the wall equal to the height of the wall to prevent a surcharge. If the wall will
maintain a surcharge, an engineered design must be submitted and approved.
3. Please show all impervious surface on the lot. Impervious surface includes any structure
including the eves, any driveway (paved or unpaved-compacted ground), any temporary
structures. The square footage of each area must be noted on the plans and the
approximate year each was added to the property. If any of the temporary structures are to
be removed, please show on the plans and note “to be removed and replaced with ______
(grass, concrete, gravel, etc). Please note that gravel is considered an impervious surface.
4. Please correct the square footage of impervious surface of the addition to include the eves.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
