Munson: randy.munson@comcast.net RE: Planning Division comments for file BLD20130723 » Herrick Addition Greetings, st Thank you for submitting a building permit application for an addition at 6804 161Street SW in the RS-20 zone. I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Height Rectangle: Please clearly show that the second story bump out on the southern wall is included in the height rectangle. If it is, you may redline 4 clear dots at the corners of the rectangle on the site plans. If it is not included, please revise the height rectangle and height calculations ensuring that the building still meets the 25-foot height limit. 2.Steep Slope: As you are aware, this site is adjacent to a steep slope (landslide hazard area of over 40% rise/run). Because the proposal is to construct the addition near the slope, a geotechnical evaluation (“hazards analysis”) is required to show that no buffer is necessary (as indicated by the location of the proposed addition on the site plan) and that the proposal meets the critical areas regulations in ECDC 23.80.070. I’ve copied this section of the code, below, so that your geotechnical engineer can take a look at it and confirm that the project can safely meet these requirements. ECDC 23.80.070 Development standards –Specifichazards. A.Erosion and Landslide Hazard Areas. Activities on sites containing erosion or landslide hazards shall meet the requirements of ECDC 23.80.060, DevelopmentStandards –General Requirements, and the specific following requirements: 2.Alterations.Alterations of an erosion or landslide hazard area and/or buffer may only occur for activities for which a hazards analysis is submitted and certifies that: a.The development will not increase surface water discharge or sedimentation to adjacent properties beyond predevelopment conditions; b.The development will not decrease slope stability on adjacent properties; and c.Such alterations will not adversely impact other critical areas; Please submit a written response to the above, along with any revised plans to your Permit Coordinator: Linda Thornquist.
