Building Official Bjorback and I have had discussions regarding your proposed exiting arrangement on the second floor.
We cannot approve your proposal as designed.
1) IFC 1014.2.1 states where more than one tenant occupies any one floor of a building, each tenant space shall be
provided with access to the required exits without passing through adjacent tenant spaces.
Although tenants may be amenable to the exiting arrangement today, exits will be compromised when one of the
tenants (or a new tenant) decides they don't want to provide free access to their neighbor for reasons of "security".
Exits can be unknowingly blocked from downstream and the intent of this requirement is where each tenant space, and
tenant, remains in control of their own egress.
Let us know if you would like to discuss other proposals or design arrangements.
