Thank you for submitting a building permit application for a new single family home at 7542 243
Place SW
(Lot #2 of the Shoreshire Plat) in the RS-8 zone. I have reviewed the above building permit application for the
Planning Division and it was found that the following information, corrections, or clarifications will need to be
addressed before the Planning Division review can continue.
1.Plat Recording: As you are aware, this building permit cannot be issued until the subdivision has been
recorded and this proposed new lot has been issued a parcel number. Please keep us posted.
2.Lot Width: The lot width shown on the site plan is 67’; however, a condition of plat approval under file
number PLN20080046 (Minor Change #2, staff decision issued July 30, 2013) requires lot width compliance
for Lot #2 (70’ width is required in the RS-8 zone). Please revise the site plan as necessary.
3.Lot Coverage: Please clarify the lot coverage breakdown. I need to make sure that all covered porches are
included, as well as upper floor bump-outs. Per ECDC 21.15.110, “Coverage means the total ground
coverage of all buildings or structures on a site measured from the outside of external walls or supporting
members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever
covers the greatest area.” Please update the site plan accordingly.
4.Height: Please indicate what was used as the datum point. Also, please confirm that “original” grade was
used for the height calculations (“existing” grades are shown – and these aren’t always the same as original
grades). Please re-label the height calculations with “original” grades, and/or revise plans as necessary.
5.Front Setback: The minimum “street” setback required from the north property line to the nearest
structure is 25’. Please clearly dimension on the site plan that the upper floor “bonus room” is set back at
least 25’, because it looks very close to the dashed BSBL (so a dimension notation would be helpful).
