I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Small Site Plan: Please submit a small reduced size copy of the site plan for review. Per the New SFR Handout, one of the copies of the site plan must be no larger than 8.5x14”. 2.Site Plan: Please make sure the site plan only includes this lot. The site plan submitted contains lots of information for both lots of the pending short plat. For building permit review, the information gets muddled quickly, so please supply us with information on this new lot only. Please refer to the plot plan handout on what information the site plan should contain. 3.Existing Shed: What is the status of the existing shed? Was it demolished to satisfy the condition of approval for the pending short plat (condition #1)? Please provide an update. Feel free to contact a Permit Coordinator for information on demolition (building) permits. 4.Datum Point: Please clearly mark the datum point that was used for this lot on the site plan. The survey submitted indicates a survey datum, but we’ll need the point that was used for the height calculations to be clearly shown on the site plan for this new lot. 5.Status of Pending Short Plat: Please keep us posted on the status of your pending short plat, file PLN20090041. As you are aware, this building permit cannot be issued until the short plat has been recorded and a parcel number assigned to this new lot. Also, per condition of approval #5a, Planning will need 3 copies of the recorded maps with the recording number written on them, because the City will not consider the subdivision complete until this has been done. Please submit a written response to the above, along with any revised plans to your Permit Coordinator: Marie Harrison. The Development Services Department is open Monday through Friday, 8:00 am to 4:30 pm (8:00 am to 12:00 pm only on Wednesdays). I look forward to working with you on this project.
