Thank you for submitting a building permit application for a at in the
RS-8
zone. I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before the Planning Division review can
continue.
1. Elevations:
Please include the height calculations on one of the building elevations. The
height, and elevations will need to be shown.
2. Site Plan:
a. Fireplace.
Please show the rear east fireplace bump out on the site plan.
b. Patio.
Please show that the rear east patio is at least 11 from the rear east property line. The standard setback is
however, uncovered and unenclosed patios may project into a required setback up to 4 (ECDC 16.20.040.C).
This will need to be dimensioned on the site plan to ensure compliance.
c. Height Rectangle.
Please revise the height rectangle so that it is shaped like a rectangle. It will need to enclose all
of the building, excluding up to 30(dots) will need to be moved so that they are in the
shape of a rectangle. If this changes the height calculations, please also update them on the building elevations. Per
ECDC 21.40.030.B: l be determined by averaging elevations of the downward projections of
the four corners of the smallest rectangle which will enclose all of the building, excluding a maximum of 30 inches
of eaves
3. Short Plat Status:
As you are aware, the short plat (file PLN20080041) has not yet been recorded. Please keep us
posted.
