Thank you for submitting a building permit application for an addition at 22306 92 Avenue West in the RS-8 zone. I have
reviewed the above building permit application for the Planning Division and it was found that the following information,
corrections, or clarifications will need to be addressed before the Planning Division review can continue.
1.Critical Areas Checklist: Thank you for confirming that no digging and no stairs are proposed with this project. Please
be aware that any future stairs (even if youre replacing existing stairs) will definitely require a building permit as well
as a Critical Areas Checklist (enclosed). You may wish to complete and turn in the checklist at this time, along with the
$155 review fee if you are confident that there are no critical areas (streams, wetlands, slopes) on the property
because a waiver determination may exempt you from some types of future building permits. Once a determination
is made, it runs with the land and does not need to be repeated for subsequent permits (so, it is a one-time fee). Staff
is not authorized to go out to the site to check for critical areas unless the checklist is submitted with the owners
signature allowing staff to visit the site.
2.Height Calculations: The height limit in the RS- need to see height calculations
on the site plan and also noted on the elevations so I can ensure this addition will meet code. Please refer to the
enclosed Height Calculation handout for instructions on what to include on your plans. You mentioned that the
addition is 17 tall, but the elevations seem to indicate a height of 2110.5. Please submit height calculations (showing
your work) to prove that the addition is under 25 feet. This is a requirement for all building permits, which is helpful to
us, because often times neighbors want to know that were being consistent and with the height calculations on the
plans, and this way were able to prove that projects meet the required codes.
