RE: Planning Division comments for file BLD20130891 » Lloyd White Demo
Greetings,
Thank you for submitting a building permit application for a demolition at 8545 Talbot Road in the RS-20 zone.
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before the Planning Division
review can continue.
1.Steep Slope Critical Area: Obviously, there is a steep slope on and adjacent to this site near the railroad
tracks. The critical areas ordinance (ECDC Chapter 23.80 – Geologically Hazardous Areas) requires that we
obtain a geotechnical report from an engineer who has reviewed the proposed demolition IF the work will
be closer than 50’ from the top of the slope. Please show your clearing limits on the site plan so I can
determine if a geotechnical report is required. Are you touching the rockery? What about the back patio?
The geotechnical engineer would need to evaluate the methods and machinery needed to clear the site to
ensure it can be safely done and also in compliance with the City’s critical areas ordiance. Please revise
your plans and submit a geotechnical report if there is to be any machinery (disturbance) within 50’ of the
top of the slope. I would be happy to speak with your engineer about the code requirements, so feel free
to pass along my contact information.
2.Ownership: Please confirm that Lloyd White is the property owner for this parcel. When I looked at the
County’s records to ensure I was looking at the correct site, it appeared as though Lloyd White was listed as
the taxpayer and Linh & Thuy Nguyen were listed as the property owners. Please clarify.
