I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1. Setbacks: Structures in the RS-8 zone must be set back at least 7.5 from the side property line. In this case, the covered patio structure must be at least 7.5 from the east property line. Unfortunately, after quite a bit of research, I have found no evidence that this structure was ever legally permitted in the first place. This is likely because the property was annexed into the City of Edmonds on December 18, 1956 and the house was built in 1958, meaning it met City of Edmonds RS-8 setbacks at the time of construction. So, if there were an existing covered patio, it does not have any legal nonconforming rights and must be brought up to code. Please revise the project plans so that the portion of the structure in the setbacks is removed and dimension the plans indicating that it will be at least 7.5 from the east property line. Unfortunately, I cannot sign off otherwise. For your information, eaves may project up to 30 into a required setback (which I hope will help you out when you go to re-design the project). : Please submit a written response to the above, along with any revised plans to your Permit CoordinatorMarie Harrison.
