I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Site Plan: a. The north patio appearsto be located too close to the north property line.Please scale it back so that it is at least 5’from the north property line (the required setback is 7.5 feet, however, becauseit is uncovered and unenclosed, it may encroach up to 1/3 into the setback). b. When you revise the site plan, please include the building footprint for the residence and garage so that lot coverage can be calculated(you can subtract up to 30”of eaves from the footprint, but please show your work). c. When you revise the site plan, please include the lot area (right now it is hand-written in: 8027 sf). d. The height calculations need to be in agreement. The NW point shows 461.51 but thecalculations on the site plan show 460.51. Please make consistentand update theelevations, if necessary. 2.Short Plat: As you are aware, the building permit for Lot 2 cannot be issued until the Steichen short plat (file PLN20080041) has beenrecorded at theCounty and two copies of the recorded maps are submitted to Jen in the Planning Departmentso that she can close out the file. : Please submit a written response to the above, along with any revised plans to your Permit CoordinatorMarie Harrison.
