Dear Ms. Green:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
1. Number of Signs: Pursuant to ECDC 20.60.025.A.4, the maximum number of permitted permanent
signs is three per physically enclosed business space on commercial sites with multiple business tenants.
Your permit application indicates a total of eight signs. Please revise your application such that no more
than three signs are proposed in order for your proposal to comply with the maximum number of
allowed signs per business space. When adjusting the proposal to comply with this requirement, please
be sure to verify compliance with all applicable size and location requirements found in ECDC 20.60.
r 2. Total Sign Area: Pursuant to ECDC 20.60.025.A.1, the maximum total permanent sign area for allowed
or permitted uses in the BN zone shall be one square foot of sign area for each lineal foot of wall
containing the main public entrance. Your plans indicate that the northern building fagade is 50 feet in
Length. As such, it will need to be shown that no more than 50 square feet of total sign area for the
entire business is proposed.
3. Illumination: The application notes that sole of the proposed signs are illuminated and some of the
signs are non -illuminated. Internally illuminated signs must comply with the conditions of ECDC
a 20.60.020.M, including the requirement that internally illuminated signs in the neighborhood
O 1� commercial areas may only light the letters. The background of a sign face may not be illuminated.
Please make sure that it is clearly indicated which signs are proposed to be internally illuminated and
revise the plans as necessary such that any internally illuminated signs comply with all applicable
conditions of ECDC 20.60.020.M.
4. Banner Signs: Please note that the banner signs shown in the submittal materials are not being reviewed
as part of the subject application. All sl,gnage, including any "temporary" banner signs must comply
with the applicable regulations of ECDC;,'O 60. Temporary signage is regulated in ECDC 20.60.080. If
` the business owner wants to include the banner signs as part of the permit application, they must be
V1,01 shown to meet the requirements appILcable I&Termanent signs. Otherwise, only temporary signage
�q meeting the specific standards of EC°DC 20.60.080 can be displayed on site.
Please submit three copies of your revised plan sheets to a Development Services Permit Coordinator. Our
