During review of the subject submittal,it was found that the following information, corrections, or
clarifications wouldneed to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.usunder City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1.Please show the locations of utilities within the property.
2.Slottedwood decks are considered pervious. If any impervious surface is added,Storm Water Code
states all impervious surfacesadded after1977 will need to be mitigated. Example of impervious surface
would be gravel or poured concrete under the deck.
“Impervious surface” means a hard surface area that either prevents or retards the entry of water into the soil mantle as it
occurs under natural conditions prior to development, resulting in storm water runoff from the surface in greater quantities or
at an increased rate of flow compared to storm water runoff characteristics under natural conditions prior to development.
Common impervious surfaces include (but are not limited to) rooftops, walkways, patios, driveways, parking lots or storage
areas, concrete or asphalt paving, gravel roads, packed earthen materials, and oiled macadam or other surfaces that similarly
impede the natural infiltration of storm water. Open, uncovered retention/detention facilities shall not be considered
impervious surfaces for purposes of determining whether the thresholds for application of minimum requirements are
exceeded. However, open, uncovered retention/detention facilities shall be considered impervious surfaces for purposes of
runoff modeling. Outdoor swimming pools shall be considered impervioussurfaces in all situations.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
contact me at 425-771-0220 if you have specific questions regarding these plan corrections.
