All Handouts and Standard Details referred to in these comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and Public Works| Engineering under Departments: Plan Sheet C1: TESC Plan: Erosion Control: 1. Please make the following changes to Construction Sequence: 1.Remove note. Precons for single family construction is only required on landslide or steep slope sites unless specified by Engineering. 4. Remove “if needed based upon exposed soil”. Construction entrance is required. 5. Revise sentence to read “Install silt fence for site sediment control as shown on plans. 6. Please change detail reference number from E1.1 to E1.3. 2. Add standard detail E1.3 to plan sheet C3. Add note to plans that TESC details are found on Sheet C3. Plan Sheet C2: Drainage/Grading Plan: 1. Label driveway and note the type of material that will be used to construct the driveway. 2. Label each impervious area with total square footage of area. This would be driveway, house with eves, and front walk. 3. Note size, length and material of all pipe. Water, sewer, storm..all pipe. 4. Are footing drains required for this project? If so, please show where they will discharge. Footing drains can not be connected to the detention system. Add separate drywell or connect after the control structure. Please add standard detail E4.2 for trenching in the right of way. Utilities: Water: 1. Call out size of existing water meter.. A 1” meter may be necessary if fire sprinkling is required by the Fire Marshall. 2. Call out size, material and length of water service line. If fire sprinkling is required water line on property must be 1 ½” 3. Will existing hose bib remain? Please indicate on plans. Sewer: 1. Show 4”side sewer clean out at house connection and 6” clean out at property line. Clean out at property line is required to have a 12” locking cast iron lamphole cover. Please note on plans. 2. Add invert elevations at both clean outs and call out length of pipe to verify minimum slope of 2% is achieved. 3. Call out size, length, and material of pipe. Label as existing or proposed. 4. Please add both notes to plan: a. “If re-using existing side sewer (from property line to house): Property owner must have condition verified and provide a report to the Public Works Department.” b. “If re-using existing sewer lateral (from property line to City main): Condition must be verified by Public Works Department. Contact Edmond’s Sewer Division at 425-771- 0236.” Grading: 1. Add bottom of footing (bof) elevation or slab elevation for structure and garage. 2. Show proposed home foundation outline on plan. 3. Could not locate grading quantities of cut and fill with this project. Storm: 4. When using the simplified sizing tools located in the handout E72A, the pipe size and length can not be adjusted to meet amounts of impervious that fall between the square footages listed. For example, if your square footage is 2701 you must used the calculations for the 3000 sizing provided. The chart is not there for reference to extrapolate other values. If you choose to size specifically to, for example, 2701, then full calculations that are not based on the simplified sizing information must be submitted. Please revise plan to use a simplified size from the E72 A handout or provide a full drainage report for a specific amount of impervious surface. 5. Pumps and force line for stormwater conveyance are discouraged unless there is no other way to get the stormwater to the public system. Usually this becomes an issue on DATE FAXED/E-MAILED 7/2/2017 PAGE ___ OF __ 23 properties with steep slopes. As this site is relatively flat (only .41 foot lower) pumping will not be approved. Please revise plans and provide a system that does not require a pump. A possible fix is lowering the detention manholes a couple of inches and in effect lowering the detention pipe. There are 1 foot riser rings and 2” frame risers that could assist in making this work. 6. The impervious calculation box provided on the plans is from an outdated handout. Please visit our website to find the current handout. 7. Please add standard detail E5.4 for the detention control structure to plans. 8. Note required size of orifice on plans. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please contact me at 425-771-0220 if you have specific questions regarding these plan corrections.
