During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
Plan Sheet C1: TESC Plan:
Erosion Control:
1. Done.
2. 1/6/14 I don’t see the details added to the new sheet. It looks like the sheets I have may
be misnumbered so you may have sent the original for that particular sheet. Add standard
detail E1.3 to plan sheet C3. Add note to plans that TESC details are found on Sheet C3.
Plan Sheet C2: Drainage/Grading Plan:
1. Done.
2. 1/6/14 The labeling has been done but it looks like there are inconsistent impervious
surface totals on all the sheets. Please revise so all sheets including the site plan reflect
the same total. Also on the impervious surface list on the site plan that is located inside the
height calculation box can be removed. It would be more appropriate to put the Structural
Lot Coverage information here or just leave the box with only the height calcs. Label each
impervious area with total square footage of area. This would be driveway, house with
eves, and front walk.

2. 1/6/14 The inverts called out for the side sewer create a slope of .016. The minimum slope
allowed is .020. Please revise elevations to achieve the required slope. Add invert
elevations at both clean outs and call out length of pipe to verify minimum slope of 2% is
achieved.

3. 1/6/14 Grading quantities are not consistent between plans. Please revise so each sheet
reflects the same amount. Could not locate grading quantities of cut and fill with this
project.

Additional Comment:
Please show the line from the geo wall drainage connecting to the footing drains for conveyance to
the spreader trench, directly to the spreader trench, after the outfall of the detention system, or
provide a separate smaller system to mitigate the drainage.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
