Dear Mr. MacDonald:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the
following information, corrections, or clarifications will need to be addressedbefore review can continue:
SitePlan:
1.Please make the following revisions/corrections to your site plan:
a.Indicate the roof outline on the site plan using a different line style to distinguish it from the
building outline.
b.The site plan indicates an existing detached garage that is proposed to be retained. Please provide
the dimensions of this garage on the site plan so that staff can confirm its area for the lot coverage
calculations.
c.The reduced format copy of the site plan is drawn to a scale of 1” = 20’; however, the large format
copies of the site plan are not printed at a measurable scale.When revising the site planin response
tothis letter, please make sure that the large format copies of the site plan are drawn at a measurable
scale, such as 1” = 10’.
Height Calculations:
2.The site plan and building plans specify the average existinggrade, but the height
calculations must be based on the average originalgrade. Please correct the height calculations so that
the maximum allowed height is based on the average originalgrade.
Lot Coverage:
3.Lot coverage is defined as the total ground coverageof all buildings or structures on a
site measured from the outside of external walls or supporting members or from a point two and one-
half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. The
maximum allowed lot coverage for the RS-10zone is 35 percent of the net lot area. Thank you for
providinglot coverage calculations on your site plan. It appears, however, that the entire footprint of the
residence mightnothave been included in the lot coverage calculations. Please confirm the proposed
coverage of the residence and make sure that it includes the entire footprint of the residence and attached
garage, including the covered front porch. Additionally, please confirm that the stairs to the upper floor
deck were included in the lot coverage calculations.
Please submit three copies of your revised site plan (including one reduced copy) and two copies of any
revised building plan sheets to a Development Services Permit Coordinator. Our office hours are Mondays,
Tuesdays, Thursdays, and Fridays between 8:00 am and 4:30 pm, and Wednesdays between 8:00 am and noon.
