During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
Site Plan:
1. The plot or site plan needs to show the location of all the proposed utilities (ie water/sewer)
and stormwater system (rain garden) but does not need to include the details (length, size,
etc.). I have attached an example.
2. Please note the width of both driveway entrances at the property line. Also include the width of
the driveway in front of garage, at side of house, at existing garage.
3. Please note the distance between the property line and the fire hydrant.
4. Please revisit the Impervious Surface Area listed for “Porch/Patio/Deck Area”. The number
should at least cover the patio area square footage and porch area. It should also include the
deck and stairs if there is concrete or gravel under those.
5. Add note to plans “Asphalt Sidewalk is subject to replacement depending on existing condition
or damage. To be determined by Engineering Inspector on site.”
Sheet C1.0 Plan: Please add grading information to this plan
Erosion Control:
1. Provide erosion control measure standard details consistent with City of Edmonds standard
details with your plans. City details can be found on our website as noted above.
2. Add note to plans: “All disturbed areas on and off site shall be compost amended to meet
requirements of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5.
Grading:

1. Add bottom of footing (bof) elevation and slab elevation for structures.
2. Show existing and proposed grade contours.
3. Please note grading quantity that will be cut and quantity that will be fill.
Sheet C2.0 Drainage Plan:
Stormwater:
1. Full testing tables, graphs etc, map of test holes must be included with the geotechnical
report. The two City approved testing methods can be viewed in the Stormwater
Supplement Appendix C. The supplement can be found on our website.
2. Please remove all existing structures that are to be removed from this plan. Confusing.
3. Please add a breakdown of the areas of impervious surface. For example, driveway
square footage, roofline square footage etc.
4. Provide invert elevation for yard drain at end of driveway.
5. Note length, size and material of all pipe. ( for ex. 41LF PVC 4”)
6. Are footing drains required for this project? If so, please show where they will discharge.
Footing drains can not be directed to the sized system unless calculations are provided to
account for them.
7. Provide all required Small Site Minimum Requirements (SSMRs) on plan. See Chapter 5
of the Storm Water Supplement to determine the requirements that pertain to this project.
Utilities:
Water:
1. Call out size of water meter and whether “existing” or “proposed”. A 1” meter may be
necessary if fire sprinkling is required by the Fire Marshall.
2. Call out size, material and length of water service line.
3. Show water line all the way to the connection at the house.
4. Please review “Water Improvement Notes” #10. Revise to reflect this plan.
Sewer:
1. Show 4”side sewer clean out at house connection and 6” clean out at property line. Clean
out at property line is required to have a 12” locking cast iron lamphole cover. Please note
on plans.
2. Add invert elevations at both clean outs and call out length of pipe to verify minimum slope
of 2% is achieved.
3. Please revise note #2 under “Sanitary Sewer Improvements” to state minimum slope of 2%.
4. Call out length of pipe. Label as existing or proposed.
5. Please add both notes verbatim to plan:
“If re-using existing side sewer (from property line to house): Property owner must have
condition verified and provide a report to the Public Works Department.”

“If re-using existing sewer lateral (from property line to City main): Condition must be
verified by Public Works Department. Contact Edmond’s Sewer Division at 425-771-0236.”
