During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
Site Plan:

3. 1/31/14 The impervious surface calculations added to the site plan are very clear. Just a
couple things; The garage square footage does not include eves, please confirm that all
calculations include eves. Also the final calculations do not agree with the Engineers
calculation on the civils. Please confer with Engineer and provide consistent calculations on
both plans.Please revisit the Impervious Surface Area listed for “Porch/Patio/Deck Area”. The
number should at least cover the patio area square footage and porch area. It should also
include the deck and stairs if there is concrete or gravel under those.

1. 1/31/14 This request is to verify grading amounts and horizontal consistency. Please add
information to this plan. Bottom of Footing (BOF) elevations are needed, not Final Floor
(FF) elevations.. Add bottom of footing (bof) elevation and slab elevation for structures.

and quantity that will be fill.
Sheet C2.0 Drainage Plan:
Stormwater:
1. 1/31/14 I am not sure I am following your response to this comment. I will try to address
your concerns;
a. The sieve testing showed you have a 2”/hr infiltration rate. Your geotech choose to
reduce that parameter to 1.5”/hr.
b. The simplified sizing tools are created so that homeowners are not required to
provide a full drainage report addressing all runoff influences on a site as that is a
complicated process. The city has done all the work so that a general table with a
sizing factor can be used. The rates addressed are 2”, .50” and .25”. If you prefer to
use a different rate then it is possible to provide a drainage report supporting that
design.
c. Your comment states that you used a .25”/hr rate though the plans show .50”/hr and
it shows the impervious surface amount as 5000sf though your impervious surface
calculations exceeds 5000sf.
Full testing tables, graphs etc, map of test holes must be included with the geotechnical
report. The two City approved testing methods can be viewed in the Stormwater
Supplement Appendix C. The supplement can be found on our website.

3. 1/31/14 Not Done. The final calculations still not agree with the architect’s calculation on
the site plan. Please confer with architect and provide consistent calculations on both
plans. Revise the sizing for the rain garden using the final calculation. The impervious
calculations provided on the civils plans do not agree with the calculations on the site plan.
Please confer with the architect and provide calculations a breakdown of the areas of
impervious surface. For example, driveway square footage, roofline square footage etc.

5. 1/31/14 Some lengths have been called out and match scale of 1:10. Some call outs do
not match scale and some lengths are not called out at all. Please revise plans. Note
length, size and material of all pipe. ( for ex. 41LF PVC 4”)
6. 1/31/14 If there are no footing drains required for this project then no discharge point is
required. If footing drains are required then the footings are required to connect to some
kind of dispersion system, whether a small spreader trench or dry well, that is up to you.
No additional calculations are required for this request. The connection of footing drains to
the stormwater system, in this case the rain garden must be discussed in the geotech
report. Again, additional calculations are not required. Are footing drains required for this

project? If so, please show where they will discharge. Footing drains can not be directed
to the sized system unless calculations are provided to account for them.

2. 1/31/14 Not Done. 2% is minimum slope allowed regardless of pipe size. Add invert
elevations at both clean outs and call out length of pipe to verify minimum slope of 2% is
achieved.
3. 1/31/14 Not Done. Please revise note #2 under “Sanitary Sewer Improvements” to state
minimum slope of 2%.
4. 1/31/14 Not Done. Call out length of pipe. Label as existing or proposed.
