SW PACIFIC RIDGE HOMES NEW SFRLOCATED AT 8821–218 Dear Mr. Jensen: I have reviewed your resubmittal dated February 12, 2014 for the above building permit application for the Planning Division,and it was found that the following information, corrections, or clarifications will need to be addressedbefore review can continue: Height: 1.Pleasemakethe following corrections related to the height calculations: a.Label the datum point utilized for the height calculations. b.Indicate the average grade, maximum allowed height, and proposed heighton the building elevation views. Covered Patio: 2.Please respond to thefollowing comments related to the covered patio: a.Sheet D1 of yourbuilding plans indicates that the covered patio is 21’ by 14’, plus eaves. Your site plan, however, indicates that the covered patio is 29’ by 14’, plus eaves. Please correct this discrepancy and accurately indicate the proposed size of the covered patio on both the site plan and building plans. b.Indicate the covered patio on all applicable building elevation views, including the right elevation on Sheet 1 and the rear and left elevations on Sheet 2. c.Update the area indicated on the lot coverage calculations and impervious surface calculations to reflect the actual area of the covered patiokeepingin mind thatthe eaves must be included in the impervious surface calculations, but not in the lot coverage calculations (as discussed further below). d.Indicate the locations of the support posts of the roof coveringthe patio on the site plan. Lot Coverage: 3.The areas of the house, porch, and covered patio stated on the site plan under the lot coverage heading add up to 3,395 square feet, but the total lot coverage is statedas 3,035 square feet.It appears, however, that the areas listed individually for the house, porch, and covered patio may include eaves. Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. Please revise the areas listed for the house, porch, and covered patio to reflect this definition (i.e. including the footprints out to the external walls and support posts while excluding up to 30 inches of eaves)and update the lot coverage calculations to accurately reflect the coverage of the proposed structures.The maximum allowed lot coverage for the site is 35% of the lot area. Page 1of 2 Impervious Area: 4.Impervious surface calculations are different than lot coverage calculations in that the impervious surface calculations must includethe entire footprint of all proposed structures includingall eaves as well as other impervious surfaces, such as driveways, walkways, and patios.As such, the areas of the house, front porch, and patio will be larger within the impervious surface calculations than the lot coverage calculations because theywill also include eaves. Please contact the Engineering Division with any questions on how to conduct the impervious surface calculations. Please submit three copies of your revised site plan (including one reduced copy) and twocopies of any revised building plan sheets to a Development Services Permit Coordinator.
