Dear Mr. Jensen:
I have reviewed your resubmittalsdated April10, 2014 and April 22, 2014 for the above building permit application
for the Planning Division,and it was found that the following information, corrections, or clarifications will need to
be addressedbefore review can continue:
Plan Consistency:
1.Your revised site plan indicates a mirror image of what was originally indicated on the
site plan and from what is indicated on the building plans.For example, the garage is indicated on the right
side of the house on the site plan, but on the left side of the house on thebuilding plans. All applicable plan
sheets must accurately indicate the proposal. Please revise all applicable building plan sheets (including all
building elevations, roof plan, floor plans, etc.) and/or all site plans (including the utility and construction
plan, drainage plan, and TESC plan) in order to accurately reflect the proposal.

Height:
2.The Planning Division’sFebruary 28comment letter requested that you indicate the elevations of
the average grade, maximum allowed height, and proposed height on the building elevation views; however,
this was not done. Please revise the plans accordingly.

Covered Patio:
3.The Planning Division’sFebruary 28comment letter requested that you indicate the
locations of the support posts of the roof coveringthe patio on the site plan.You indicated the locations of
the support posts of the covered front porch on the site plan; however, the support posts of the covered rear
patio were not indicated. Please revise accordingly.
Lot Coverage:
4.Thank you for providing revisedlot coverage calculations.There wasan error, however, in
the calculation of thepercentage coverage. A proposed lot coverage of 3,035 square feet on a 9,523 square
foot lot is equivalent to 31.9% coverage. Please correct your site plan accordingly.
Impervious Area:
5.Impervious surface calculations are different than lot coverage calculations in that the
impervious surface calculations must includethe entire footprint of all proposed structures includingall eaves
as well as other impervious surfaces, such as driveways, walkways, and patios. The area of the covered patio
is stated as 406 square feet within both the lot coverage calculations and the impervious surface calculations;
however, this figure does not appear to include the eaves of the covered patio.Please revise the site plan
(including the utility and construction plan, drainage plan, and TESC plan) in order to accurately reflect the
area of the covered patio including eaves. You may contact the Engineering Division with any questions on
how to conduct the impervious surface calculations.
Please submit three copies of your revised site plan (including one reduced copy) and two copies of any revised
building plan sheets to a Development Services Permit Coordinator. Our office hours are Mondays, Tuesdays,
Thursdays, and Fridays between 8:00 am and 4:30 pm, and Wednesdays between 8:00 amand noon.
