Dear Mr. Jensen:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the
following information, corrections, or clarifications will need to be addressedbefore review can continue:
Lot Area:
1.The lot area stated on the site plan (9,583 sq. ft.) is larger than what the property
dimensions yield (70’ by 136.03’/136.05’). Please correct this discrepancy.
Covered Porches/Patios:
2.Please make the following revisions/corrections regarding the proposed
covered front porch and covered rear patio:
a.Label the covered front porchonthe site planand indicate the locations of the support posts.
As discussed below, the height rectangle must include the support posts, but can excludeup to
30 inches of eaves. Additionally, the covered front porch must be included in the lot coverage
calculations also including the support posts, but excluding up to 30 inches of eaves.
b.The site plan indicates a covered patio at the rear of the house; however, this covered patio is
not indicated on any of the building plan sheets. Please revise the site plan and/or building
plans as necessary to indicate whether or not a covered patio is proposed at the rear of the
house. If a covered patio is proposed, then it must be appropriately indicated on all applicable
building plan sheets, and it also must be included within the height rectangle and lot coverage
calculations (measured out to the support posts and excluding up to 30 inches of eaves) as
discussed below.
Lot Coverage:
3.Lot coverage is defined as the total ground coverage of all buildings or structures
on a site measured from the outside of external walls or supporting members or from a point two
and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest
area. The maximum allowed lot coverage for the RS-8 zone is 35 percent of the net lot area.
Thank you for indicating lot coverage on your site plan. It is unclear, however, if the proposed lot
coverage was accurately calculated. Please provide a breakdown of the lot coverage calculations
on the site plan so that staff can verify the calculations. The proposed lot coverage must include the
footprint of all proposed structures excluding up to 30 inches of eaves and including all covered
patios, covered porches, cantilevers and bumpouts. When updating the lot coverage calculations,
please note that lot coverage calculations are separate from the impervious surface calculations
required by the Engineering Division.
Height:
4.Please address the following comments regarding the height of the proposed residence:
a.The four points utilized for the height calculations must be located at the four corners of the
smallest rectangle that encloses the entire residence, excluding up to 30 inches of eaves. The
points indicated on your site plan do notform the corners of a rectangle. Please revise the
locations of Points A through D such that they are located at the corners of the smallest
rectangle that encloses theentireresidence including all supportposts of the front covered
porch and back covered patioand excluding up to 30 inches of eaves.

b.When correcting the locations of Points A through D as discussed above, pleaserevise the
elevations of these points as necessary so that the elevations reflect the original gradesat the
correctedlocationsof the points.
c.If any revisions are made to the elevations of Points A through D, then the height calculations
must also be revised to indicate the corrected average original grade and maximum permitted
height.Be sure that any corrections to the average original grade, maximum permitted height,
and/or proposed height are indicated on both the site plan and the building elevation views.
Please submit three copies of your revised site plan (including one reduced copy) and two copies of any
revised building plan sheets to a Development Services Permit Coordinator. Our office hours are
Mondays, Tuesdays, Thursdays, and Fridays between 8:00 am and 4:30 pm, and Wednesdays between
