SEWER 1)Please show the side sewer from the sewer main line to the house. a.The City requires the sewer lateral be perpendicular to the main and property lineand be within the property lines. Once on private property you may angle the side sewer as needed. 2)Please show the invert elevations at the main and the house so that slope and coverage can be verified. 3)Please show a 6” cleanout at the property line. a.Please add a note that the 6” cleanout at the property line will be 12” cast iron lamphole cover and ½” hexbolts. 4)Please show a cleanout within 2’ of the house. WATER 1)It appears that a fire sprinkler system is required for this property. The existing water service line from the watermain to the meter is not the appropriate size anda new tap will be required. a.Please show the new meter located outside of the driveway. b.Please show the new line from the watermain to thehouse. c.Please show theback of thewater meter located at the property line(where the water meter is within the right-of-way). d.Please add a note that a 1” meter is to be installed. e.Please label the water service line as1 ½” and note the pipe material and tracer wire. STORM 1)The Utility Plan & Construction Plan and the Drainage Plan havetwo different impervious surfaces numbers. Please revise the plans to be consistent. Please ensure that the impervious surface numbers are taken from the roof lines and all hard surfaces (i.e. asphalt, concrete, gravel areas, etc.) 2)It appears that the offsite driveway was not included in the impervious surface calculations. Although the offsite driveway does not have to be collected to the onsite stormwater management system, the area has to be included in the impervious surface calculations. Please check and revise the impervious surface calculations and chart accordingly. (The plans differ so this may have been addressed on the other plan). 3)A catch basin shall be installed in the driveway and must discharge to the onsite stormwater management system; however, the plans show the surface water runoff from the driveway discharging directly to the City storm system. Please revise the plans accordingly. 4)Per the Handout #E72B the proposed drywell system is not designed large enough. Please revise accordingly. 5)Please show invert elevations for the pipes between the 3 drywells. The pipes must be at lower elevationsthan the invert elevation of the overflow pipe. 6)Please show where the yard drain will discharge to. Please note that the yard drain cannot discharge to the proposed stormwater management system unless it is designed by a licensed engineer to account for the collection of groundwater.
