During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
1. Just a clarification: It is my understanding of this plan that no foundation/slab will be removed
from the site and the new house will be constructed on the current existing foundation/slab
without any additional foundation or slab added. If this is the case, the house area is
considered “exempt”, not “exempt replaced” since no impervious surface will be removed and
replaced. If new foundation/slab is replacing the existing in the same footprint or is larger than
what is existing then these areas are considered “new”. Per Edmonds Community
Development Code Section 18.30, “Replaced” only applies to driveways or sidewalks. Please
make corrections to impervious surface calculations.
2. Call out width of sidewalk.
3. Add note to plan: An assessment of the condition of the existing curbing and sidewalk will be
determined on site by the engineering inspector. Curb or Sidewalk in poor condition or
damaged by construction activities shall require replacement.
4. Please delineate the property line so it can be identified easily.
5. Show water meter. Call out size of water meter and whether “existing” or “proposed”. A 1”
meter may be necessary if fire sprinkling is required by the Fire Marshall.
6. Call out size, material and length of water service line. Please note if re-using existing line or
installing a new line. For fire sprinkling requirements water line on property must be 1 ½”
7. Show 4”side sewer clean out at house connection and 6” clean out at property line. Clean out
at property line is required to have a 12” locking cast iron lamphole cover. Please note on
plans. Note if existing or proposed.
8. Please add both notes to plan:
a. “If re-using existing side sewer (from property line to house): Property owner must
have condition verified and provide a report to the Public Works Department.”

b. “If re-using existing sewer lateral (from property line to City main): Condition must be
verified by Public Works Department. Contact Edmond’s Sewer Division at 425-771-
0236.”
2. Footing drain is shown as running into the front yard. Is it connected to anything? Where
does that go?
3. There are two lines shown around the house. One is identified as the footing drains. What
is the other line? If not an additional line, please change line type and identify. Gutters
should not be shown on this plan.
4. The front porch area is confusing on plans. Please clearly delineate the porch area, note if
impervious or pervious. (If there are open slats and no gravel, asphalt or other impervious
surface underneath the decking then it is considered pervious) Second floor deck should
not be shown on this plan if within the building footprint.
5. Will concrete or asphalt in driveway be replaced? If so, please note on plans. This area
will then belong under “exempt replaced” in the impervious surface calculation box. If the
area will be untouched then that square footage should be listed under “exempt”.
6. Show catch basin protection in the right of way in front of or downstream from site. Add
detail to plan (available on our webpage, see above).
