During review of the subject submittal,it was found that the following information, corrections, or
clarifications wouldneed to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.usunder City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1)Please locate utilities (water service line, side sewer and storm water)within the property.
2)Although the proposed addition at the entrance of the house isgoing to be constructed over existing
impervious surfaces, this fallsunder the “Regulated Replaced”impervious surface.Regulated replaced is
animpervious surface that is not replacing awalkway, driveway or like surface in the same footprint,
establish before 1977(see attached E72).Please revise the impervious surface calculations for the new
roof line accordingly.
3)The extension of the roof along the southwest side of the home would be new impervious surface over
existing pervious surfaces (deck and lawn).Pleaselabel and revise the impervious surface calculations.
4)Please label surface beneath wood deck(impervious or pervious) south of the west corner of home.
Impervious surfacesare any hard surface (ex. driveways, walkways, gravel or roofs) that prevents or
retards the entry of water into the ground as it would occur in natural conditions. This will affect above
proposed roof extensions impervious surface calculations.
5)Please label and show all impervious surfaces on the plans (walkways, patios, steps, etc.) and sqft. as
well as provide the date of construction.Please revise the impervious surface calculations accordingly.
6)Please note that if new impervious surfaces since 1977, exceed 2000sqft, a storm watermanagement
system will be required. Please show the storm watersystem if required.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.Please
