During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
General Plan:
1. I believe Planning is requesting large size plans on this project. I agree that it would be
helpful for the engineering plans to be large size plans too as there will be a lot of
information provided.
Site Plan:
1. This plan needs to show the water, sewer and infiltration trenches. It does not need to show
length, size, inverts or any other details only the location. Everything else can be shown on
the engineering plans.
2. Show fence.
Engineering Plan:
Please provide a separate plan (a copy of the site plan would be good to work from) as a
grading/tesc/frontage plan.
1. Please show where the tesc measures will be installed.
2. Note proposed driveway cut and width, if there is an existing cut, show it and please note to
be removed.
3. Label curb.
4. Add note to plan: An assessment of the condition of the existing curbing will be determined
on site by the engineering inspector. Curb in poor condition or damaged by construction
activities shall require replacement.

5. Note driveway material on plan.
6. Add grading calculations. Cut and fill.
7. Show fence. Label as new or existing or to be removed.
Stormwater/Utility Plan:
Geotech Report:
1. The geotech report identifies the site as a category 1 site. This site is a category 2 since
the impervious surface total exceeds 5000 sf. Please revise the report to reflect the correct
category and the corresponding sizing factor. You have sized the trenches to the correct
sizing factor so no change necessary on the plans.
Stormwater:
2. Utility line can not run under, through or over the infiltration trenches. Infiltration trenches
are permitted under driving surfaces with a minimum of 2ft cover from top of wearing
course to top of pipe. Using poly piping for the water line could give you a little more
flexibility to route it around a new trench location. Trenches must be a minimum of 5 ft from
the property line.
3. Rim and invert elevations shall be provided for all connections to verify slopes. In this case
that would be the cb, the outfall cleanout, and at each end of the infiltration trench.
Trenches can have a maximum bottom slope of 1%.
4. Note size and material of all pipe.
5. Note that overflow clean out will need a bee hive cover and a rock outfall. I don’t
recommend this if this will be an area that will be mowed or gardened regularly as the lid
may be removed and the open grate can easily clog with debris. Another option is to use
overflow downspouts to splash block. See second view of infiltration trench on standard
detail. Please revise method or call out bee hive cover and rock outfall.
6. The footing drains have an outfall clean out but it will also need a bee hive and rock fallout
area. Again this method would have an issue with being in a landscaped area,. Another
option may be to discuss this problem with your geotech. In the past I have seen instances
where a geotech has approved connection of footing drains to the infiltration trench. If that
is a solution you choose and is viable, please make sure that this is included in the geotech
report
Water:
1. Call out size, material and length of water service line. If necessary to meet fire sprinkling
requirements, water line on property must be at minimum 1 ½”.
Sewer:
1. Show 4”side sewer clean out at house connection and label clean out at property line as 6”.
2. Add invert elevations at both clean outs and call out length of pipe to verify minimum slope
of 2% is achieved. If installing new lateral, invert elevations at connection to main shall
also be provided on plan.

3. If connecting to an existing stub out, please add the following note to plan: “If re-using
existing sewer lateral (from property line to City main): Condition must be verified by Public
Works Department. Contact Edmond’s Sewer Division at 425-771-0236.”
General:
4. Show location of all utilities and utility structures (catch basins etc.) adjacent to the property
in the alley, if any, and on Cedar.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
