During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
General:
1. Please provide an itemized cost estimate, including units and unit prices, for both on-site and off-site
(right-of-way) improvements, including traffic control.
A bond is required to be placed for all right-of-way improvements. The amount of the bond will

Be based on 120% of the City approved estimate for all right-of-way improvements. The City will
inform you of the appropriate bond amount after review of the cost estimate. Bond forms can be
obtained from Linda Thornquist, Permit Coordinator – 425-771-0220 or
linda.thornquist@edmondswa.gov.
Inspection fees for this project will be calculated at 3.3% of the 120% City approved estimate for

all improvements.
2. Please add a cover sheet to civils with all general information . Signature block, if provided, should read
City of Edmonds – Engineering Division (not City Engineer). .
3. Provide Construction Sequence and General Notes – as applicable using sample language attached to these
comments.
4. Provide all purveyor information for Edmonds utilities on civils. See COE Handout E28.
5. Please note “to be removed” to existing fence in right of way at southwest corner of property.
6. There is a rectangle in the swale area west of the office building. What is this? Please label.
7. Existing Gregerson sign is shown on plans. Will it be removed? If so, new sign shall be placed on private
property.
8. Plans show overhead power. All utilities shall be moved underground. Please revise plans.
9. Add note to plans “Sidewalk panels will be removed and replaced if damaged prior or during construction as
determined by Engineering Inspector”.
10. Please show locations of required street trees on plan.
11. As there are no curbing requirements to this frontage, the curb radius where the driveway meets the road is
unnecessary and will probably be damaged on a regular basis. If curbing is desired, please revise plans so that
the asphalt is shown making the radius with the curbing only between the asphalt radius and the property line.

12. Show all curbing to be installed onsite and in the right of way. Add applicable COE standard details to plan
set. Please note extruded curb is not permitted in the right of way.
13. Note on plans: “Existing curb ramp shall be removed and replaced if it does not meet current ADA
requirements.” Please add WSDOT one directional curb ramp detail

11. Site plan is not to scale. Provide a scaled plan.
12. Show location of street trees.
13. Drive aisle at accessible parking does not meet the required width for two way traffic.
14. “Landscaping and retention” is shown along the south property line. This is not consistent with the latest
version of the civil plans. Please confer with engineer so next set of civils and site plan are consistent.
15. Accessible parking space detail is unreadable.
16. As there are no curbing requirements to this frontage, the curb radius where the driveway meets the road is

17. Location of chain link fence at the northeast corner of the property is different than the location shown on
the landscape plan. Please provide consistent plans.
Utilities:
17. Water and Sewer connections are to Olympic View Water Sewer District services. Please provide a copy
of the plan approved and signed by OVWSD prior to permit issuance.
18. Call out size of water meter.
Stormwater:
19. Lot is sloped to direct all site run off to catch basin #4. This is too much flow for one cb. Please install a
separate catch basin to collect some of the runoff. Please connect to CB #3.
20. Stormwater 8” pipe from CB #1 is shown crossing the adjacent WSDOT property. Please revise plans to
show this pipe in the right of way.
21. The 8” stormwater pipe extending to CB #A is shown connecting at the same place as the 12” existing pipe.
This is a type 1 cb so only has a knock out area of 20”. The current configuration is not feasible. Please revise
plans.
22. Please provide the invert for the 8” pipe at CB #A.
