During review of the subject submittal,it was found that the following information, corrections, or
clarifications wouldneed to be addressed. All Handouts referred to in these comments can be accessedat
our website: www.ci.edmonds.wa.usunder City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1)Please show locations ofutilities (water service line, side sewer and storm water)within the property,
also labelstreets, fences and property lines.
2)Please show easements located within the property.
3)Please label surface beneath wood deck (impervious or pervious).Decks with slotted wood surfaces are
considered pervious(deck is shown on attached plan).Impervious surfaces are any hard surface (ex.
driveways, walkways, gravel or roofs) that prevents or retards the entry of water into the ground as it
would occur in natural conditions. This will affect proposed deckcover impervious surface calculations.
4)Please label and show all impervious surfaces on the plans (walkways, patios, gravel,etc.) and sq.ft.as
well as provide the date of construction. Please revise the impervious surface calculations accordingly.
5)Ingeneral, newimpervious surfaces as of 10/16/1995 (date of annexation),exceeding2000sqft, will
require a storm water management system.Per the attached plan it appears approximately 2400 sf of
impervious area was approved to drain to the existing plat storm system adjacent to your lot. Additional
impervious areas added to the site will need to provide alternate mitigation. Alternatively if you can
provide documentation that the existing plat system can handle the additional flows then that may be a
viable option. Please show the storm water mitigation system if required. Please see attached E72 for
further explanation.
6)For info: Possible mitigation systems -dry wells, rain gardens, detention systems or infiltration systems.
Please resubmit 3 copies ofthe revised plans/documents to a Development Services Coordinator.Please
