ROAD & DRAINAGE PLAN
General
1)Please revise the title of this sheet to statethe following, “Road, Drainage, & Utility Plan”.
2)Per the Edmonds Development Code and the City’s Transportation Plan sidewalks are only required on
th
one side of the street. Since there is currently sidewalk on the West side of 8Ave S, sidewalk is not
required for the subject site.
a.Sidewalk may be installed if you choose.
b.If sidewalk is not to be installed, please remove the associated details and revise the plans
accordingly.
3)The maximum driveway approach for a two car garage is 24’. The plans show25’. Please revise the
plans accordingly.
a.The driveway may be wider once on private property; however,there needs to be a distinction
between the curb and the driveway (i.e. landscape) such that the driveway does not appear to
extend wider than the approach. When this occurs, individuals will drive over the curb instead
of over the driveway approach causing damage to the curb.

SEWER
1)Please note if the sewer lateraland side seweris proposed or existing.
a.Ifthe sewer is existing the sewer will need to be inspected to determine if it can be reused.
2)Please relocate that note about the 6” cleanout at the property line so that it can be read easily.
3)Please show a cleanout within 2’ of the houseor add a note that a cleanout will be installed within the
building footprint per UPC.
4)Please relocate the sewer or the water such that there is a minimum of 10’ separation between the water
and sewer lines.
WATER
1)Please label the water service line from the main to the house as proposed or existing.
2)Please note the pipe material forthe water service line and that tracer wire will be added.
5)Please relocate the sewer or the water such that there is a minimum of 10’ separation between the water
and sewer lines.
STORM
1)Please add a note to cut and cap the storm line (abandoned) at the south property line.
2)Please add a note to cut and cap the storm line (abandoned) at the catch basin in the alley.
3)The entire driveway area (the area located within the right-of-way) must be included in the impervious
surface calculations.Please revise the impervious surface calculations accordingly.
4)If the sidewalk is to be installed the area for the sidewalk must be included in the impervious surface
calculations.Please revise the impervious surface calculations accordingly.
5)Please show how the stormwater runoff form the driveway will be collected and discharged to the
stormwater management system.
6)Please showat a minimum, 1catch basin connected to the end of eachinfiltrationpipe.
a.All stormwater pipes shall discharge to aCB and not straight into the infiltration pipe.
7)Please add a note that the CB must have a solid base.

8)The plans have a note that states that the footing drains will discharge to the onsite stormwater
management system. Unless the stormwater management system is designed to collect for the footing
drains/groundwater the footing drains shall discharge to a separate system.
9)Please show an overflow path for the infiltration system. If the system fails the water must have a path
of travel that won’t negatively impact the neighboring properties or City right-of-way.
10)The infiltration Investigation and Analysis is insufficient. Please include the data per Appendix C of the
City’s Stormwater Supplement to show how the results were determined. The City will continue the
reviewof the stormwater managementsystem once the documents have be submitted.
DRYUTILITIES
1)PUD isshown on the plans; however, please showthe location all of the dry utilities (gas, phone, etc.)
so that the minimum of 3’ separation from water, sewer and storm can be verified.
Please resubmit 3 copies of the revised plansand associated documents with a written response to each
