During review of the subject submittal,it was found that the following information, corrections, or
clarifications wouldneed to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.usunder City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1)Please show and labelpublic easement along theprivate road. Attached is a map of a 30’ wide easement
along the private road intended for city sewer and storm water.
2)Please show and label impervious surfaces for the walkways, sheds, patios andgravel areaswithin the
property. Please also provide sqftand date of constructionfor all listed above;including sqft for existing
driveway, existing concrete and existing patio(listed on site plan).Impervious surfaces are any hard
surface that prevents or retards the entry of water into the ground as it would occur in natural conditions.
Please calculate and total all impervious surfaces existing and proposed.Please see attachment E72.
3)Please fill out the Site classification work sheetchart on pg. 5 of handoutE72 and attach to site plan. If
you have questions please feel free to contact me.
4)Please label surface beneath wood deck (impervious or pervious). Slotted wood decks are considered
pervious surfaces. If an impervious surface is beneath the deck, such as gravel or concrete the area would
be considered impervious. Please calculate.
5)The proposedhot tubroofover the deck and hot tubcover a section of existing patio as well as existing
deck. Please differentiatenew impervious (new roof over wood deck) and existingimpervious(new roof
over existing patio).Please calculate impervious surfaces accordingly.
6)Are the proposed roof eaves expanding past the current existing 24”?If so please show and label the
new impervioussurface area.Pleaserevise the impervious surface calculations.
7)Please note thatall new impervious surfaces since 1977, exceeding2000sqft, will require astorm water
management system.Please show the storm watersystem if required.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
