Thank you for submitting a building permit application for at in the zone. I
have reviewed the above building permit application for the Planning Division and it was found that the following
information, corrections, or clarifications will need to be addressed before the Planning Division review can continue.
1.Site Plan:
a.Scale –
Please provide the scale used to create the site plan (1:20? 1:30?).
b.Lot Area –
Please provide the lot area. The County Assessor’s Office indicates it may be 0.55 acres–please
confirm.This figure is used in your lot coverage calculation.
c.Setbacks –
Please provide the required setbacks so I can determine that the new addition meets code.In the RS-12
zone, the minimum “street” (north) setback is 25 feet, the minimum “side” (east/west) setbacks are 10 feet, and the
minimum “rear” (south) setback is 25 feet. Setbacks are measured from the property line to the nearest structure.
d.StructuralLot Coverage –
Please provide information on the structural lot coverage proposed (and existing) for
this site. Per ECDC 21.15.110, “Coverage means the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting members or from a point two and one-half feet in from
the outside edge of a cantilevered roof, whichever covers the greatest area.”So, please provide the areas of all
existing and proposed structures (buildings and decks) but exclude up to 30” of eaves in your calculation.
e.Height Rectangle –
The height rectangle needs to be in the shape of a rectangle. Refer to ECDC 21.40.030.B:
“‘Average level’ shall be determined by averaging elevations of the downward projections of the four cornersof the
smallest rectangle which will enclose all of the building, excluding a maximum of 30 inches of eaves.”It looks as
though point C may be further south than it is supposed to be, as well as point A, which should enclose the new roof
addition(enclose posts). Using a dot or dashed line, please update or redline the site plan with a rectangle and if the
elevations of any of the points change, please update the height calculations and elevations accordingly.
2.Critical Areas:
We do not have a critical areas checklist on file for this site. This is required for this project (due to the
addition of building footprint), but it runs with the land so it will not need to be repeated for future projects. Please fill
out the attached critical areas checklist and turn it back into the Development Services counter, along with the $155
review fee, at your earliest convenienceThe turn-around time on the critical areas determination is roughly 2 weeks.
3.Hot Tub:
Is the hot tub existing or proposed? If proposed, please include it in your scope of work.
