Dear Mr. Russell:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following
information, corrections, or clarifications will need to be addressedbefore review can continue:
General Regulations for Permanent Signs:
1.Edmonds Community Development Code (ECDC) 20.60.020.A
states the following: “When located on a wall or mansard roof, no sign may extend above the highest point of
the wall or roof, or above the eave or drip line of a pitched roof on which it is located. A sign may not be
attached above the eave or drip line on a pitched roof.”The proposed “marquee”signextends above the
drip line of the mansard roof, which conflicts with this requirement. Please redesign the proposed “marquee”
sign so to that it does not extend above the eave or drip line of the roof. One possibility would be to make a
rectangular sign that can be hung below the gutter in such a way that the bottom of the sign still complies
withthe required clearance above the front entrance.
Design Standards:
2.Properties within the Downtown Business, BD, zones are subject to the design standards
of ECDC Chapter 22.43, including the following standards of ECDC 22.43.040which are applicable to
signage:
8.Signage should be designed to integrate with the building and street front. Combinations of
sign types are encouraged, which result in a coordinated design while minimizing the size of
individual signs.
9.Blade or projecting signs which include decorative frames, brackets or other design elements
are preferred. Projecting signs (including blade signs) of four square feet or less are permitted
and are not counted when calculating the amount of signage permitted for a business in
Chapter 20.60ECDC. This type of detail can be used to satisfy one of the required elements
under ECDC 22.43.030(B).
10.Use graphics or symbols to reduce the need to have large expanses of lettering.
11.Instead of broadly lighting the face of the sign, signage should be indirectly lit, or backlit to
only display lettering and symbols or graphic design.
12.Signage should be given special consideration when it is consistent with or contributes to
the historic character of sites on the National Register, the Edmonds Register of Historic
Places, or on a city council-approved historic survey.
13.Signage shall include decorative frames, brackets or other design elements. An historic sign
may be used to meet this standard.
Please be sure that the proposed signage is consistent with the above design standards.
Temporary Signs:
3.Thespecs on the plan sheets state “design and produce double sided 24x32A-board.
Please note that temporary signage including the A-boardis not being reviewed nor approved with the subject
application. Temporary signage is regulated under ECDC 20.60.080, including specific requirements for the
maximum size, height, and days of display for temporary signs.
