During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.edmondswa.govunder City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
GENERAL
1)Please remove the crossed out notes from the Sheet C1.
2)Please clearlyshow the easements and reference the easement number or plat number on the plans
(maybe extend the easement lines beyond the property lines).
3)Please add a note that all disturbedsoils will be compost amended.
4)Please revise the impervious surface calculations to state how much is discharging to the existing
stormwater system installed with the plat and how much is discharging to the onsite stormwater
management system.
5)All surfacewater runoff from the drivewaymust be collected and discharged to the onsite stormwater
managementsystem. Please remove or explain the purpose of the curb break.
DRY UTILITIES
1)A minimum of 3’ separation is required between the dry utilitiesand sewer, water, and storm. Please
note as such on the plans.
2)Please add a note on the plans that all utilities must go underground.

WATER
1)Please show the water meter located within the easementwhere the back of the water meter is located on
theedge of easement.
SEWER
2)Please note if any portions of the side sewer is existing; otherwise, please note it as proposed. Typically
sewer laterals are stubbed to each property line, but I don’t believe this was the case for thisproperty
since the lot line adjustment changed the original connection point to the manhole.
3)Please show a 6” cleanout at the edge of thestormwater easement (with the cleanout located northeast of
the easementline)
a.Please note that the cleanoutwillhave a12” cast iron lamphole cover and ½” hexbolts.
4)Please add a note thatthe requirement of a cleanout within 2’ of the housewill be determined by the
Cityof Edmonds’sBuildingDepartment.
5)If the slope ofapipe exceeds 20%,anchors are required. Please show anchors on theside sewer line or
reslope the line; such that theslope does not exceed 20%.
