I have reviewed the resubmittal documents for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. New comments are in red. 1. Geotechnical Report: Addressed. 2. Accessory Dwelling Unit (ADU): Addressed. 3. Rockery/Retaining Wall: Not Addressed.Most of the new rockery wall will be located within the setback area. I need to determine that there are no structures within the setback area. A structure will have a height of 3 feet or more above original grade. Although the contours are light on the civil plans, it appears that the wall will be cut into the slope and have a height of less than 3 feet above original grade. Please be aware that this will be a condition of approval. If this planning height limit cannot be achieved, please revise the wall as necessary. The March 12, 2014 response letter simply notes that no structures are proposed within the setback area; however, on review of the civil plans (sheet C2) it appears portions of the rockery (the west side of the driveway turn noted as fill wall) will be greater than 3 feet over original grade. It also appears the rockery extending north from the corner of the den is also more than 3 feet over original grade. Rockeries over three feet from original grade are considered structures pursuant to ECDC 21.90.150 and cannot be located within the setback without a variance. Please revise the plans so the rockeries are no more than 3 feet in height over original grade. 4. Height Calculations: Addressed. : Please submit a written response to the above, along with any revised plans to your Permit Coordinator Kristin Johns.
