GENERAL

1)Please provide a copy of the access easement through 17727 & 17806 69Ave W.
2)Please reference the easement number on the plans.
3)The existing driveway endsapproximately 30’from the house.
a.Is there an existing parking and/or turnaround area?If so, please show the area on the plans, note
when it was constructed, and revise the impervious surface calculations accordingly.
b.Ifa parking and/or turnaround area is proposed, pleaseshow the area on the plans and revise the
impervious surface calculations accordingly.
c.If a parking and/or turnaround area is not proposed, please show how you will prevent vehicles
from driving in the landscape areas.
d.Is there a proposed walkway from the parked cars to the house? If so, please show the walkway
on the plans and revise the impervious surfacecalculations accordingly.
4)Is the existing driveway proposed to be improved (i.e. paved, concrete, etc.)? If theexistingdriveway is
removed to bare soils, it will be considered new. If theexistingdriveway is overlayed it will not be
considered new.
a.Please note on the plans if the existingdriveway is to be improvedor overlayed.

drivewayis notpaved, please note on the plans thatthe first20’of theexisting driveway from edge of
road will be paved asphalt.
6)Please show the location of thedry utilities (i.e.power, cable, phone, gas, etc.) so that utility separation
can be verified.
7)Please add a note that all new utilities must be underground.
8)Please show all fences, retaining walls and rockeries on the plans.
SEWER
1)Please show the side sewer from the main to the house.
2)Please note if the sewer lateral(the portion of thesewer from themain to theproperty line)is proposed
or existing.
a.Please note thatif the lateral is to be reused, the sewer lateral condition must be verified by
City’s Public Works Department. The lateral must also be 6”.
3)Please provide invert elevations of the sewer to that slope and cover can be verified.
4)Please note the pipe material on the plans.
5)Please show a 6”cleanout at the propertyline.
a.Please add a note that the 6” cleanout at the property line will be 12” cast iron lamphole cover
and ½” hexbolts.
6)Please show a cleanout within 2’ of the house.
WATER
1)Please show the water meter located at the property line; such that the water meter is completely within
the right-of-way.
2)Please label thesize and pipe materialof thewater service line.
3)Please note that tracer wire will be installed withthe water service line.

1)The impervious surface numbers provided areunclear.
“Existing driveway & House (Foundation)”–It is unclearif this includes the portionsof the
house and structuresthat will be removed.The City doesnot give credit for impervious areas
that are being removed.
“Outline New Master Bed, Entry, Overhang”–Ibelieve that this is only calculating the proposed
expansions of the foundationand theroof overhang(excluding the portions of the roof over the
original foundation).
“New Impervious (Minus Exist Foundation)”–Itappears as though this number came from
subtractingthe amounts from theitems above; however, if that is how the number provided was
developed,it appears from the plans that the drivewayis larger than 220sqft. Please revise this
item to clearly state what you are calculating as new. This may require the items to be broken
out (i.e. overhang,master bed, new entry, etc…).
Please resubmit 3 copies of the revised plansand associated documents with a written response to each
